RE: Plaza Paseo Real -Consistency Determination Application -Written Description
Dear Ms. Shannon Harker,
We are writing to provide justification for sufficient parking for the combined outdoor patio for a new
tenant that would be occupying Suites F101 & 103 of the Plaza Paseo Real located at 6941 El Camino
Real, Carlsbad, CA (APN 215-050-75).
As you noted, each single tenant is only allowed 400 SF of outdoor patio without the need for extra
parking spaces, and 1 stall for every 100 SF over that allotted amount will need to be provided.
Since the new tenant is planning to occupy Suites F101 & 103, the tenant would also be occupying
those suites' respective outdoor patios. The combined area of those patios is ±631 SF (See Sheet
2 of Site Plan Exhibits). This resulting patio is ±231 SF over the standard allotment so an additional
3 parking stalls are needed. See below for calculation:
631 SF -400 SF= 231 SF
231 SF + 100 SF = 2.31 Stalls -3 Stalls
According to the last Consistency Determination Application for this site [CD-2018-0007 (DEV2017-
0162), Approved October 3, 2018], there are 125 Excess Parking Stalls for the site. We plan on
using 3 of those 125 stalls to provide the required parking stalls for the combined patio as detailed in
the previous paragraph. With the parking for the combined patio factored in, the resulting Excess
Parking for the Site is 122 Stalls.
