The City of Carl1bad aignatur ■ on these plans does not constitute approval of any of these notes and the city will not be responsible for their enforcement. 1. The Contractor shall verify with the Owner's representative that plans are current and approved. 2. Work shall be In accordance with the requirements of The City of Carlsbad. 3. These plans are baaed on architecture plans by Ocio Design Group. 4. The Contractor shall obtain all necessary and required permih and pay all related fees and/or taxes required lo install the work on these plans. 5. The Contractor shall be appropriately licensed as required by the state in which the work takes place. 6. The Contractor shall notify the owner's representative prior to beginning the work and shall be re1pon1ible for coordinating with the Owner, Landscape Architect, governing agencies and other trades. 7. The Contractor shall notify the Landscape Architect immediately of any errors, omissions or di1crepancies in existing conditions or within the plans prior to beginning the work. 8. Unit prices for all improvements shall be established as a part of the contract with the project Owner and prior to beginning work, to accommodate additions and/or deletions of material and labor. 9. Determination of •Equal• substitutions shall be made only by the Landscape Architect. 10. The Landscape Architect shall be notified no less than A8 hours in advance of any site observations or meetings. 11. Site observations by the Land1cape Architect during any phase of this project does not relieve the Contractor of hi ■ primary respon1ibility to perform all work in accordance with the plan1, specifications and governing codes. 12. Site observation meeting ■ shall include: a. Pre•construction meeting b. Review of hardscap• samples c. l=inal grading d. Layout of hard scope elements e. Selection of plant materials f. Irrigation g. Planting h. Approval to begin establi1hment period i. Acceptance of establi1hment period Note, "Landscape" shall refer to all improvements within this set of documents that N o t e s have bHn designed by this office. 19. Contractor shall be bockcharged for Landscape Architect's time when observations are called for and it's found that the work is not slgnlflcantly ready upon obaervation or the appointment is not kept. Time will be charged on an hourly basis, plus transportation, Food and lodging costs, at the curretnly hourly rote For th epersonnel providing the observations. 20. Thi ■ firm does not practice or consult in the field of ■afety engineering. Thia firm does not direct the Contractor's operations and is not responsible for the safety of personnel other than our own on site. The safety of others is the re ■ponsibility of the Contractor. The Contractor should notify the Owner if he or she considers any of the recommended actions presented herein to be unsafe. 21. All landscaped area will be privately maintained. 22. PRIOR TO Bl:GINNING LANDSCAPE WORK, The contractor shall contact the designer of work prior to beginning landscape work and the designer of work shall review the project utility locations and revise plans accordingly to fully screen all utilities from view and protect all utilities (above & below grade) from Invasive plant growth and roots. AS BUil T NOT!: If any new mainline is installed or if any mainline equipment is installed in new locations other than replacing old equipment with new equipment in the same location, then Irrigation As•Built plans will be required to be submitted to the City and shall be prepared as required by the Engineering and Planning Divisions. The final plans should be prepared by the landscape archited from dimensions provided by the contractor. For landscape installations, compost at a rate of a minimum of four cubic yards per 1,000 square feet of permeable area shall be incorporated to a depth of six inches into the soil. Soils with greater than 6% organic matter in the top 6 inches of soil are exempt from adding compost and tilling. 2. Prior to planting of any materials, competed soils shall be transformed to a friable condition. On engineered slopes, only amended planting holes need meet the requirement of this section. 3. The application of organic mulch materials made from recycled or post-consumer materials shall take precedence over inorganic materials unless recycled or post-consumer organic products ore not locally available.
