The span of the truss calculations are for 12 ½ ft and 13 ft. The plans are reflecting 16 ft. In addition there was no hip truss, jacks provided. Verify hip jack truss designed to span almost 4 ½ unsupported . This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Present California law mandates that construction comply with the 2010 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2009 IRC, 2009 IBC, 2009 UPC, 2009 UMC and 2008 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Please detail and reference ledger attachment to wall specifying size of ledger, adequate attachment to wall (i .e. lag screw size and spacing), fire blocking at ledger line etc. See where what appears to have to be stub trusses where abuts family room . 5. Specify slope of required cricket (minimum ¼" per ft) and approved type of roofing material i.e. GI flashing, hop mop or torch down. See item above. 6. The fireplace and framing for exterior fireplace need to be shown to be elevated above slab in order to maintain fore example weep screed clearances i.e. minimum 2" to paved (hardscape) areas and 4" to earth per R703 .6.2.1 an/or to prevent framing/fireplace being exposed to driving rain for example. As shown the framing at side walls and wall where fireplace opening occurs will be set on slab. This area should be elevated (similar to column framing so that framing, finish and fireplace are not subject to moisture from driving rain , washing of patio cover). See also where Strong wall/box columns occur. 7. In order to comply with conventional framing -braced walls must occur with 8 ft of end of all braced wall lines. Appears will need a SSW perpendicular to one shown in order to comply and shown either proposed or existing shear at 4 ft wall where new exterior light shown and ledger occurs per item 4 above . Carlsbad 13-1367 06/14/13 8. Detail and reference length and type of shear if required above the Strong Wall in order to complete lateral load path from roof sheathing to foundation at gable end. See item 7 above. 9. Please verify that exterior fireplace is listed for this application (generally required to be stainless steel to resist corrosion). 10. Specify on the plans the following information for the fireplace(s), per Section A 106.1.1: a) Manufacturer's name and model number, ICC approval number, or equal. b) Show termination of direct vent for decorative gas fireplace or if wood burning show the height of the factory-built chimney above the roof and the horizontal clearances per listing approval. Chimneys shall extend at least 3' above the highest point where it passes through a roof and at least 2' higher than any portion of a building within a horizontal distance of 10 feet. CMC Section 802.5.2.1 c) If not decorative gas fireplace then note on the plans that approved spark arrestors shall be installed on all chimneys. CBC Section 2802.1 . d) If not decorative gas fireplace then verify any decorative shrouds will not be installed at the termination of chimneys for factory-built fireplaces, except where such shrouds are listed and labeled for use with the specific system and installed in accordance with the manufacturer's installation instructions. 11. Note on plans that BBQ Installation Guide to be provided to Building Inspector to verify all clearances to combustibles". The covered roof over head must be addressed per Section 920. Domestic open top broiler units will require a metal ventilating hood of sheet metal not less than 0.0122 inch thick to be installed with min ¼" clearance to combustibles. The required hood must be at least as wide as the appliance and to be centered over appliance. Exception : Listed domestic open-top broiler units incorporating an integral exhaust system and listed for use without a ventilating hood . If using this exception is used then the plans to note this as well as noting that the underside of the combustible material above the broiler must be protected with not less than ¼" insulating millboard cover with sheet metal not less than 0.0122 thick. If using this exception then provide the manufacturer's cut sheets and listing information and note on the plans Manufacturer's name, model number and listing agency and number . Section 916 .1 (B) 12. Show anchored veneer support and connections attached to wood. Show ties, #9 wire in horizontal joints, foundation support etc. If adhered veneer then note this. 13. Verify 9'1" plate height will still be ok with 12 x 8 SSW ( 93 ¼) plus 14" PSL plus required distance above slab as required in item 6 above 14. No gas line isometrics from meter shown for BBQ, fireplace and heaters? Exterior gas line cannot cross under a covered roof area.
