This is to report the results of tests to determine the moisture contents of the soils in the
upper three feet below finished grade in the proposed building area at the subject site in
Carlsbad, California.
The soil samples were obtained on January 18, 1978 and the results of the moisture deter-

It is concluded from the field observations of the various soil types and the final results of the
moisture determinations that the soils in the upper 1 .8 to 2 .3 feet below finished grade at the
locations sampled have been sufficiently moistened to minimize the potential expansion of the
soils as recommended in our report under Project No. 70-10-28D, dated October 12, 1971.

The following is a list of deviati ons from and "improvisations to"
c o~struction as indicated by my plans and details dated June 27 ,1977
for your proposed residence at 2437 Unicornio Street , La Costa.
This list is not a comp l ete list of errors and omissions by the
General Contractor and should not be used as such ; as I did not have
supervision on this job and naturally have no record of dimension
changes etc . .
My set of drawings were approve d by the La Costa Architectural
Committee on June 27 ,1977 , and then by the City of Carlsba d Building
Inspection Department on September of the same year -----with some
minor corrections which were made on tra cings and new prints issued
to you. Jack informed me that he had time to look aft e r this job
and we all expected a good exper ience .
On Friday , March 9 , 1 979 at ten o'clock a .m. I visited the job
in La Costa and found the house open and nobody there . Doors were
hung but no locksets ( hardware) in place ; window glazing in ;
no cabinets as yet ; no painting accomplished .

post come down only half way ----leaving a weaker connection.
4 . Railing detail as sho\\'Il on sheet Numbe r 6 not followed . A
cheaper rail top detail used.
5 . Exterior trim on fixed sash at living room entirely diff-e rent
from that of sliding sash. Head heights are slightly different
yet exterior elevations show definitely all fenestration groups
are trim.med out together , sill running through ; see sheet No .3 .
Some windows have wood stools and they do not protrude as showr:.
in detail on sheet fiumbe r 4 , but are trimne d by small casing
going beneath them. This detail is unheard of a s long as I have

I had pointed out the i mportance of sills and head trim ;
especially at gable side ( of house ) going through and
encompassing gr ouped fenestration.
6 . Sliding door head trim not as shovm on sheet Number 4 .
7. Exterior trim on sash adjacent to front door not a s detailed
and not even consistent with other fixed glass windows .
8 . Roof on bay window not metal but shakes .
I doubt if one good carpenter was ever on the job. If the
person or foreman, representing General Contractor, was
responsible and running this job -----these potpori of
mistakes could have been avoided .
At a p r evious time , January 12 , 1979 , and at desperate
urging , as you remember , I did visit the job site and found
only drywall men and stone masons working . The drywall men
did not know how to finish around doors and windows . I could
only refer to plans which they had not seen ; nor had they
been properly instructed therein.
Othe r circumstances I know not of , for as you know ,
I did not supervise this job • Hoping this report ,-rill be
of some use to you .
