HomeMy WebLinkAboutPRE 2024-0026; PI TOWNHOME - SB 330; Admin Decision LetterMay 21, 2024 RYLEY WEBB PONTO INVESTMENTS LLC 7577 MISSION VALLEY ROAD SAN DIEGO, CA 92108-4432 (City of Carlsbad SUBJECT: PRE 2024--0026 (DEV2024-0050), PRELIMINARY HOUSING DEVELOPMENT (SB-330) PRE-APPLICATION -Pl TOWNHOMES APN 216-140-43-00 Dear Mr. Webb, The Planning Division is in receipt of the Senate Bill 330 (SB-330) preliminary housing development pre- application for the Pl TOWNHOMES project, application no. PRE 2024-0026, submitted on April 22, 2024. The Pl TOWNHOMES project, consisting of a mixed-use proposal for the development of 1) 122 townhomes, rowhomes, and triplexes with a 5,000 square foot clubhouse and pool area; and 2) approximately 16,600 square feet of restaurant/retail uses, qualifies as a housing development project pursuant to paragraph (2) of subdivision (h) of Section 65589.S of the Government Code. City staff has determined the items submitted with the subject SB-330 preliminary housing development pre-application satisfy the requirements pursuant to Government Code Section 65941.1. The preliminary application is therefore "deemed submitted" as of April 22, 2024. As such, pursuant to Government Code Section 65589.5, the Pl TOWN HOMES project shall be subject only to the ordinances, policies, and standards adopted and in effect as of April 22, 2024. Pursuant to Government Code Section 65941.1, the city looks forward to the submittal of the development application consistent with Sections 65940, 65941, and 65941.5 within 180 calendar days from the "deemed submitted" preliminary application date of April 22, 2024.
