INTRODUCTION
The objective of this Sign Program is to provide
comprehensive design standards and specifications that
assure consistency in quality, color, size, placement. and
configuration for signage and to provide for project and
tenant identification.
DESIGN GUIDELINES
A. Acceptable Sign Treatments
Only those sign types specified in the Sign Plan or
specifically approved in writing by the Owner and the City
will be allowed. Sizes and quantities for signs sha!I be as
outlined in the criteria and exhibits for each sign type.
See details for each sign type below.
B. Lighting
Sign lighting shall be directed and shielded, directed or
reduced so as to minimize light spillage onto the public
right-of-way or adjacent properties.
C. Colors
Sign colors shall be designed to provide sufficient
contrast against background colors.
Fluorescent, "Day-Glo" and similar colors shall not be
used.
D. Copy / Typestyles
Copy and layout are subject to Owner's prior written
approval.
E. Sizes and Quantities
Sizes and quantities for signs shall be as outlined in the
criteria for each sign type. Notwithstanding the maximum
square footage specified for copy area allowances,
adequate amounts of visual open space shall be
provided so that signs appear balanced and in scale in
relation to their backgrounds and adjacent signage.
1. Sign Area to be computed as follows:
By measuring the smallest geometric area that will
encompass the extreme limits of the graphic image,
writing, emblem, or other display, together with
any material or color forming an integral part of the
background of the message or display or otherwise
used to differentiate the sign from the backdrop or
structure against which it is placed.
2. Letter height shall be determined by measuring
the normal capital letter of a type font exclusive of
swashes, ascenders, and descenders.
3. Ground Sign Height shall be determined as the
greatest vertical measurement from the top of
the sign cabinet, including all ornamentation and
supports, to the average grade beneath the sign.

F. locations
Tenant wall signs need to be located on the building wall
or architectural element as specified in the criteria.
Ground signs will be located within landscaped zones
between property lines and building setback lines.
Ground sign locations allow for adequate site-lines for
approaching vehicular traffic at street intersections.
G. Prohibited Signs
1. Any sign not in accordance with this Sign Program or
not specifically approved in writing by the Owner and
the City.
2. Abandoned signs, including their structural supports.
3. A-frame signs.
4. Balloons or other inflatable signs or devices.
5. Beacons.
6. Billboards.

Bus stop bench/shelter signs.
Digital display signs.
Exposed neon lighted signs on any building
elevation that faces and is within five hundred feet
of any property line that adjoins residentially zoned
property.
10. Commercial mascots and hand held or sandwich
boards carried by a person on city property, or in
the public right-of-way and displaying a commercial
message.
11. Marker boards.
12. Mobile billboards or any other type of vehicle that is
moving or parked on any city streets whose primary
purpose is displaying general advertising.
13. Off-site commercial signs excluding real estate for
sale signs.
14. Portable signs with commercial messages; except for
temporary signs.
15. Roof signs.
16. Signs attached to trees, plants, rocks, fences, utility
poles/cabinets or other objects, the primary function
of which is not to support a sign.
17. Signs physically blocking or impeding the free
passage of persons through doors, firescapes or
public rights-of way.
18. Signs erected on or over city property including
public easements and public rights-of-way,
except those needed for traffic and public safety
regulation and those erected pursuant to other
provisions of the Carlsbad Municipal Code.
19. Signs simulating in color or design a traffic sign
or signal or using words, symbols or characters
in such a manner as to be reasonably likely to
interfere with, mislead or confuse pedestrian or
vehicular traffic.
20. Signs that do not conform with applicable
Uniform Building Code as adopted by Carlsbad
and National Electric Code as adopted by
Carlsbad.
21. Temporary wall signs, pennants, banners, flags,
streamers, inflatable displays or sandwich boards
except as permitted by this document.
22. Unsafe signs.
H. Owner's Right to Enforce
The Owner may, at his sole discretion and at the
violator's cost, correct, replace or remove any sign
that is installed without written approval and/or that
is deemed not to be in conformance with the Sign
Program, the plans as approved by the Owner, or
erected without appropriate governmental agency
approval or permits.
I. Abandoned Signs
1. Signs are considered abandoned when the
premises upon which they are located becomes
vacated and unoccupied for a period of more
than 90 days.
2. Sign which pertains to any occupant or business
unrelated to the premises' present occupant or
business.
3. Sign which pertains to a time, event or purpose
which no longer applies.

CONSTRUCTION SPECIFICATIONS
The following requirements shall be observed:
1. Materials
a) Signs must be made of durable, rust-inhibiting
materials that are appropriate and complementary to
the building architecture. All materials must be new.
b) All ferrous and non-ferrous metals shall be
separated with non-conductive gaskets and
stainless steel fasteners should be used to secure
ferrous to non-ferrous metals.
c) All bolts and fastenings shall consist of stainless
steel, anodized aluminum, brass or bronze; or
carbon-bearing steel with painted finish. No black
iron materials are allowed.
2. Processes and Installation
a) Joining of materials (e.g., seams) shall be finished
in such a way as to be unnoticeable. Visible welds
shall be continuous, ground smooth and filled.
Screws, and other fasteners that extend to visible
surfaces shall be flush, filled, and finished so as to
be unnoticeable. Finished surfaces of metal shall be
free from canning, warping and other imperfections.
b) Dimensional letters and plaques shall be affixed
without visible means of attachment, unless
attachments make an intentional design statement
and are shown on approved shop drawings.
c) Penetrations into building walls, where required.
shall be made waterproof, subject to Owner's
review. Immediately upon abandonment or removal,
building walls shall be restored at tenant's expense.
d) Sign permit stickers shall be affixed so that only the
portion of the permit sticker that is legally required
to be visible shall be exposed.
e) All logo images and typestyles, once
approved by Owner, shall be accurately
reproduced. lettering that approximates
intended typestyles shall not be acceptable.
f} Threaded rods shall be used to mount
background panels which are spaced out
from wall. These should be covered with
smooth spacers to match fascia.
g) 3/4" diameter decorative stainless steel
standoffs with stainless steel hardware,
must be used to secure tenant panels to
fascia.
h) Sign backs must be painted to match the sign
face.
3. Paint
a) Color coatings shall exactly match the colors
specified on the approved plans. Surfaces
with color mixes and hues prone to fading
shall be coated with ultraviolet-inhibiting clear
coat in a matte, or semi-gloss finish.
All finishes shall be free of dust, orange peel,
drips, and runs and shall have a uniform
surface.
b) All visible finishes shall be semi-gloss unless
otherwise called out on shop drawings and
approved by Owner.
4. Digital Output
a) Finished product should create clean crisp,
smooth curves without jagged edges, smooth
color transitions without banding and uniform
color area.
b) Output shall be coated with ultraviolet-
inhibiting clear coat in a matte, or semi-gloss
finish.
