R-1-7,500 AND APPROVAL OF A TENTATIVE MAP

The traffic that will be generated by the proposed 165-unit single-
family subdivision will not add a significant amount of traffic to
the existing circulation system. The Alan M. Voorhees & Assoc.
report on a 11 sub-Area Traffic Ana,lysis 11 , September, 1970, indicated
that the average daily traffic for the area south of Chestnut, north
of Agua Hedionda Lagoon and between El Camino Real and Inter-State 5
would be based on the recommended General Plan Densities of 7 dwelling
units/acre. Theoretically, Hillside Drive would have a count of
10,300 average daily traffice, and Park Drive 14,800 average daily
traffic. The actual growth pattern for the area both north and south
of proposed Hillside Drive suggests that the densities are less than
one-half of those projected by the General Plan.
A traffic study is being conducted to establish realistic values
based on current land use projections. It is premature to discuss
circulation until this information is available. It is, therefore,
recommended that further consideration of the Tentative Map be de-
ferred until your first meetin9 in February (Feb. 13).
