'.")!\W·:_!,-..'.'-j This narrative is meant to explain the proposed design and characteristics of the recently approved dining patio located at 3878 Carlsbad Blvd, Vigiluccis Seafood and Steakhouse. During our application process we were requested to propose both a more permanent structure as well as a structure that fits into the existing area context, and or is in tune aesthetically with the existing restaurant building on the parcel. I believe what we have proposed along with the variations you will read about herein, accomplish just that. • The proposed structure is not a temporary event structure or tent similar to what exists now. We are proposing a structure that is supported by a concrete slab on grade with footing and foundation as well as plaster encased columns that will replicate the color and texture of the plaster on the main building. We are proposing a wood framed roof system covered in darker metal panel roofing again to mimic the color and architectural feel of the existing building. The above was included in our presentation that was approved last month. In this consistency determination we are not proposing any difference in massing, square footage or height. There are two main components that I believe apply to this application. The first, being the revision from an iron railing at the perimeter of the building to a vertical wood louvered panel system. We are proposing the natural look of wood around the perimeter of the structure to a· height of approximately 36" above the floor. These panels will match the dimensions and or the proportions of the accordion windows above and wood be a darker natural stain. The louvers will be oriented vertically and be operable to allow the ocean breeze through and stay consistent with the open patio concept. A vertical orientation was chosen to reflect the vertical railing that was previously approved. The proposed design will permit the open and airy look and feel that we are striving for and that was approved by the commission. Additionally, the stained wood in my opinion would provide a welcome softness and warmth to the structure. The accordion windows would spend the majority of their life in the open or mostly open positiori again keeping with that open and airy, patio feel that we are after based on our beachfront location. These windows would reflect the same design of the window sections located at the South West corner bar area of the main building, immediately adjacent to the patio and again would remain open the majority of the time similar to the bar area windows. These would be painted windows to match the color, style and feel of the bar windows mentioned above. In conclusion, we are proposing two alterations to the existing approved design, one would be the louvers below and the other, accordion windows above. I believe that these revisions are consistent with the open and airy patio structure that was approved last month. After all, these items will almost always be in.the open position during operating hours. Furthermore, I believe that these revisions add greatly to the character and architectural design of the property without deviating from the design of the existing restaurant, or the commission approval. As we recall from the hearing last month, one of the commission members was asking for this project to be warmer and more inviting. This corner is an important and extremely well recognized parcel in Carlsbad. The restaurant and its beautiful new dining patio will become a landmark in our city and its design deserves the attention that I feel we are giving to it. Thank You for your consideration.
