The scope of work will still be divided into 2 separate permits: New storefront Fac;ade and The common area. The Plan and exhibits are attached within. New Storefront Fac;ade • Remove existing car:iopy and replace with new steel structure with painted metal trellis (paint color: Sherwin William SW 6076 Turkish Coffee) and artisan screen which will match with the existing elements on the lower level. • The existing footing shall be reuse and modify per structural engineer. • Relocate drainage as needed. • The signages will be relocated on the main building wall and new lighting fixture such as down light and wall sconces will be installed as needed. • Signage will be process as a separate submittal. • Per the City Ordinance, the maximum outdoor seating is 400 SF per tenant. The patio square footages are below the maximum requirement and is shown on page 5, enlarged Site plan. Common Area • Remove all construction material surrounding the existing arch structure and expose the existing steel structure for the make of the shading canopy. • Cable will be installed to stabilize the metal screens. Festoon lighting will also be proposed under the metal screen panel for ambient lighting at night. • Modify the existing raised planter at in-ground level. • Relocate section of landscape and update existing planters/landscaping within the plaza. Xeroscap is being proposed for the effort of water conservation. • Redistribute light poles as necessary. • Re-arrange existing patio seating and replace with new furniture. • All existing concrete sidewalk and curbing will remain as-is. • Artificial grass will be added at 2 locations on top of existing concrete.
