GENERAL NOTES FOR PROPOSED CONSTRUCTION
A. General Requirements.
1. All contractors shall examine drawings and specifications and submit In writing as follows:
a) conditions that may affect his or her performance, b) propose bids listing total contracted costs r,egardlng
their scope of work lncludlng all fees, labor, and material to make the contract complete,
c} any conflicts between the various elements of the working drawings and or specifications or a
manufacturer's testing and certification of products Included within the consideration of the contract, d)
methods of perfom,ance that best suites the work at hand, e) agreement to a 72-hour notice from th•• owner and
or general contractor if work is not being performed within the timely manner of the documooted agreement.
2. DIMENSlONS SHALL NOT BE SCALED FROM DRAWINGS. Approved plans are labeled with calculated scaled
repre-sentatlon as well as fie~ measurements regarding existing conditions.
3. All adjusted wor1< related to flre safety and structural elements shall be approved by the Project Principal
Designer, Engine-er, or a quallfled Professional a11 an expert In the field of Architecture, Structural Engineering or
California Licensed General Contractor that Is listed on the working drawings or approved in writing by the
Project Principal Designer.
-4. The owner and designer prior to work being performt'd shall approve all design decisions.
5. All design and construction shall be In accordance with [Title 24] Construction Standards, [Title 21] Zoning
Regulations In accordance with City County or State regulations -MINIMUM CONSTRUCTION SPECIFICATIONS
-refer to local building and planning division.
6. Regarding Surface Wate<: maintain a minimum of 1% slope away from building for at least 5'-0".
7. All ASTM [American Standard of Testing Materials] designations shall be u amended to date.
B, Concrete Worl<.
1. Cementshall conform to ASTM C 150 Type 1 or Type 2.
2. Co,rse aggregate to be hard, durable crushed stone or gravel graded per ASTM C33. Maximum size of
aggregate not to exceed 1.5" diameter [one and one-hall Inches In diameter].
3. Finished concrete to match existing finish81 If applicable unless specified otherwise.
-4. Materials shall be so proportional to produce concrete with a minimum with a minimum compressive strength
of 2000 PSI [pounds per square Inch] at 28 days. All structural concrete of 3000 PSI or greater shall be slump
cylinder tested by an lndepe<1dent certified engineer.
5. All pipes and ducting penWating through concrele to be sleeved per UBC section 2606(C).
6. Space 112· dia. minimum size anchor botts@6'·0n O/C embedded In concrete a minimum of 10" at all structural
walls unless otherwise specified.
7. Exterior slaba to be struck levet and sloped away from building at 1/~" per foot and contain expansion joints no
greater than 10' -O" apart unless specified othD!Wlse.
8. Exterior slabs used as patioa or mechanical areas that are struck level and not sloped are to have drains
Installed at the lowest point of the slab. See details for more specific instructions tt required.
9. Surface water will be required to drain away from foundation and drains shall be Installed as specified In dotall.
10. All hold down anchor systems to be Simpson Strong Tie Brand or a certified and tasted equtvalent system
unless specified by the Project Designer or Project Engineer.
C. Structural and Reinforcing Steel,
1. Reinforcing steel to be deformed bars conforming to ASTM designations A615 60 except #3, #-4 and #5 may be
grade 40.
2. All reinforcing steel embedded In concrote shall ha'l'e the following minimum concrete coverage:
a. Concrete against earth -3" Concrete formed surfaces in contact with earth -3"

c. Slabs, walls, pads, and countertops not exposed to the exterior elements -314."

E. Fasteners.
1. All connectons shall be Slmpson Strong Tie Brand or a certified and tested equivalent system.
Specialty structural connectors can also be fabricated by ORCO or a qualified Welder.
All speclatty weld• require approval by a certified inapector whether on site or off site.
2. Full bo~ing, nailing, or screwing required at all connectors and designated fasteners required.
3. All nails to be common in framing and coated, anodized, or galvanized at exterior use applicatlon.
-4. Fastenm of different metallurgy to be separated. Example= Copper, stainlns steel and Bronze are
compatible. Copper and alumlnum are not compatlble.
5. The Project Designer, Structural Engineer or a qualified professional shall, first approve any specially made
fastener intended for connection of a structural application.
F. Plumbing.
1. All plumbing lnetallation shall follow the CPC, CMC, and CBC.
2. Verify type of toilet required within State Water use regulations.
3, All plumbing fixturea to be selected by owner or designer.
4. Hose bibs to have back flow devices are required by an inspector.
5. All ga, lines, valves, and regulators to be in accordance with the calcula1eo use of the building at full capacity.
All gn, water supply and drafn lines to be prassure tested prior to covering or burying,
6. All drain lines connected to or adjacent to sinks, showers, bathtubs, whirlpools, appliancee, tollets, floor
drains, and filter drains to be property vented In accordanca with the CMC.
7. All septic systems to be designed for the current and future size and uee of the building(s) on the property.
G. Mechanical.
1. Heating type to be specified by owner. If heating units are required, use eithOf floor heating system,
forcad air system, space heating devices, wood burning stoves or fireplace inserts.
2. All AC units and or swamp coolers to be installed in accordance wtth CMC and manufacturer's spectflcatlons.
3. Solar Electric Array or Solar Water Heating Airay locations to be approved by Project Designer If planning to
lnetall array on the building. Solar Array, located on the ground are to follow
all regulations of the NEC and CMG.
H. Glazing.
1. VERIFY BEFORE ORDERING GLAZING THE FOLLOWING: Local building standards on fire codes, designation,
and location In the building of either safety glass or tempered gles, If this designation Is in question,
use tempered glass throughout building.
2. Safety Glass or Tempered Glau ie requlred at all doors, windows adjacent to hot tubs, bathtubs, showers,
whirlpools, ponds, steam rooms, saunas, and within 60" of finish floor.

GENERAL NOTES FOR PROPOSED CONSTRUCTION
I. Electrical.
1. All electrical Installation to follow the NEC and local compliance and regulations.
2. All style and type of light fixtures, outlets, switches, audio control, and specialty fixtures to be selected by
owner and all Items selected must be certified and tested with Underwriter's Laboratory (UL) and NEC.
3. All locations and penetrations of the building regarding electrical component, of all kinds and type are to
follow the regulations of the NEC.
4. Wiring and Inspection of Main Electrical Service box to be Installed and inspected by a licensed, electrician.
5. GFCI outlat1 to be installed at all exterior outlets, the 1• outlet of the run of all circuits. GFCI breakers may be
Installed at main service box for circuits with outlets at wol areas of the hO<Jse,
6, Grounding Rods required at Main Service Panel. UFR ground rod I# 4 roe bar] a minimum length of twenty
feet continuous single member may be uud in foundatlon slab or footer if area is available.
J. Waterproofing, Flashing.
1. Provide adequate flashing on all components of the roof and exterior wall penetrations such itl but not llmtted
to skylights, vent pipes, weather head power poles, solatubel, hoods, solar array stands, valleys, crickets,
chimney,, parapets, gas and water lines, electrical penetrations, downspouts, support brackets, hand r1lllngs,
elevated planters, doors, windows, domestic anlmal pauage openings, dryer vents, exposed decks over and
atiached to interior spaces and other component, es specified and added to the building.
2. Caulking ati a slngle solution for waterproofing is not acceptable.
K. Roofing,
1. All roofing application to follow the CBC, CMC, CPC, NEC, and CFC. Class A Roof required in a
Wlldland Urban Interface Zone.
2. Roof color and type to be selected by owner and following manufacturer's installatlon specificatlont1.
3. Absolutely no exposed fastero at all roof type or style.
4. A minimum of one layer of 30 pound felt paper with a minimum overlap ol 12" to be Installed at
roof sheathing prior to roof installation.
5. All roof penetration• are to be properly booted, flashed, caulked, and sealed during installation.
6. Metal Roofs may require lightning rods grounded separate from the electrical system.
7. Roof watershed to use gutter and downspout with French Drains to displace and evacuate
Rainwater aw~ from the building and foundation.
8. Drip Edge flashing to be Installed during roof construction I installation.
9, All roof penetrations, valleys, ridge vents, skylights to be properly flashed, booted,
and wate,proofed during roof Installation.
L. Paints, Stains and Finishes.
1. Use Zero voe (volatile organic compoundt1] stains, paints, glues, caulk, and adhesives rf ponible.
2. Verify all Interior, exterior and landscape finishes with owner prior to purchase.
3. A1I exterior finishes to be Installed for 100'/a weather protection and a minimal maintenance prod'-lct.
4. Any custom milling or fabrication to be pre-approved by owner prior to authorlzatlon.
5. All pairttl, stains, textures, fabrics, carpeting, hardwood floor surface, stone and tile flooring and surround,
window and door casing, base trim, stone and stone veneer, countertop, drapery and blinds, furniture,
cabinetry, built Ins and window and door type to be selected by owner or approved
by the designer repr&1enting the owner tt applicable.

GENERAL NOTES FOR PROPOSED CONSTRUCTION
