McCullough, CE • /\ Oilifomia Corporation E~tablishro 1 %9 At your request, we have undertaken a limited visual insurance investigation of the subject property to observe cracks in the concrete stem wall of the g.irage. Our investigation was undertaken on June 8, 2005 in the presence of Mr. Jimmy Attebery of Atterholt Construction & Interiors, Inc. (contractor). Mr. Attebery indicated the reported damage to us . The intent of the site visit was to investigate the cause(s) of the various cracks located in the concrete stem wall for the limited purpose of your claims processing activity. We understand that the garage for the subject property was fire damaged and, at the time of our site investigation, the garage was being repaired in-kind. We understand that the City of Carlsbad did not require construction drawings of the in-kind repair and none were prepared. We understand that the field inspector for the City of Carlsbad inquired about the cracks in the concrete stem wall and recommended that they be evaluated by a structural engineer. The 5ubject garage is a one-story wood-framed structure and it measures approximately 20 feet by 20 feet in plan. The garage is one of a series of garages comprising a detached garage structure serving adj acent res idential units. Along the rear (south) wall of the garage, there is a concrete stem wall, approximately 2 feet in height and 6 inches in thickness, that supports the wood stud wall. ~rom our site investigation, we observed two vertical cracks in the rear concrete stem wall. ·rhe cracks were measured to be 1 /32-inch to a maximum of 3/32-inch in width . The cracks are generally wider at the top and narrower at the bottom. Also, the cracks were roughly evenly spaced about 7 feet on-center along the back wall. In our opinion , the cracks do not appear to be the result of the fire.
