Circulation The project will be crossed in an east/west direction by parallel residential collectors on each side of the valley floor connecting Melrose Avenue on the east with the property on the west. A north/south collec- tor will connect Palomar Airport Road on the south to Melrose Avenue on the Northeast by traversing through the Industrial Area on the southerly 200 acres, across the Planned Community -Medium Density Area on the valley floor and along the west and north sides of the low c9nsity single family residential area leaving the project in the northeast corner. 2 . Industrial Area 3. 4. 5 . The industrial area is to be developed under the P. M. zoning ordinance of the City of Carlsbad. Minor industrial streets will be developed on the two plateaus to provide access to the individual building sites. Land- scaping and retention of natural slopes will provide an ideal setting for industrial users who are looking for an environment condusive to good production, yet close to residential development to prevent the unneces- sary long trips from job site to home site. Medium Density Planned Community Area It is 1programmed that this housing element will satisfy a majority of the needs of the workman in the industrial area. The development will consist of Townhouses, clusters, and single family detached housing mixed to form an integral community relating to adjoining open space areas. Low Density Planned Community Area This development will consist of 1/ 4 acre theatre lots terraced on the south and southwest, facing slopes of the hillside in the Northeast guad- rant of the project. The program is to front lots on one side of the public streets to minimize grading and provide maximum view potential of the valley floor which is to be preserved in open space. Ooen Space The open space area is to be preserved for the general use of the residents of Valle Verde. A homeowners association will be created to maintain and operate the recreational facilities in the open space. It is anticipated that the recreational facilities will include stables, equestrian trails, bicycle trails, pedestrian paths, a small lake for fishing, and picnic and barbeque areas. A neighborhood store and convenience item store is programmed to be along the main north/ south collector road.
