The property is part of a planned community that was built in 1978. A registered civil engineer from our firm inspected this residence on April 11 , 2016 and noted the following: 1. The residence is a single story, wood framed structure supported by a slab on grade foundation system. 2. The residence is part of a condominium complex and is a corner unit. The east wall is a shared load bearing wall with the adjacent neighbor. 3. Units to the east of the subject property are two stories, while the subject property is a single story 4. A stable slope, with a concrete lined drainage ditch is located to the west and south of the property. 5. Multiple stucco cracks were noted along the exterior. 6. Multiple slab cracks were noted. The slab crack is linear and appears to be a cold joint. We feel that this was a failed historic slab repair. RECE ~ IE[) 7. The cause of the damage to the residence foundation system is historic soil creep. Based upon the good condition of the west and south slopes we feel that the potential for further movement of the condo unit is low. RECOMMENDATIONS 1.
