A3. Sheet A1.2:
a) Please provide occupant load calculation breakdown for the area of work, not only the new rooms.
Additional comments may be generated.
b) Please revise the occupant load factor of the Break Room and the Bristo area to be 15 instead of 50
per CBC Table 1004.5.
c) Wherever the maximum occupant load exceeds 50 occupants please provide a sign that is posted
with the occupant load of the room/space at conspicuous place, near the main exit or exit access
doorway from the room/space per CBC 1004.9.
d) Regarding the means of egress system for this project, provide a Code Analysis on the plans
which includes the following information:
i) Where a room, area, or building requires two exits per CBC 1006, Please revise the
training room show the distance between the exits and the overall diagonal distance of the
room, area, or building to ensure that the two exits are separated by more than one-third
the diagonal CBC 1007.1.1.
ii) Identify the Common Path of Egress Travel (CPET) at the “worst case scenario”. Show
the paths graphically and label each with the associated length/distance of the CPET.
Paths must begin from the most remote point within the story, and end where two
separate and distinct paths to two exits are available. Ensure that no CPET exceeds the
limits set forth in CBC 1006.2.1.
iii) Identify the Exit Access Travel Distance at each story at the “worst case scenario” per
CBC 1017.3 Paths must begin from the most remote point within the story, and end at the
exit (exit door, exit stair, exit passageway, etc.). Ensure that no Exit Access Travel
Distance exceeds the limits set forth in CBC Table 1017.2.
iv) Identify all exits on the plans, including exit doors and exit access doors, and show the
number of occupants using each exit door.
A4. Provide information for the floor finishes.
a) Specify floor finishes for walking surfaces to be stable, firm, slip-resistant surface and be securely
attached per CBC 1003.4 and 11B-302.1.
b) Specify transitions between various floor finishes that results in elevation change shall comply with
CBC 11B-303. Details showing the change in level should be included in the plan. See CBC Figure
11B-303.2 and 11B-303.3.

ACCESSIBILITY COMMENTS:
D1. CBC 11B-202.3 requires that accessibility be provided to the altered spaces. This accessibility shall
include the requirements of CBC 11B-202.4, which entails: a primary entrance, a primary path of travel,
sanitary facilities serving the area, a drinking fountain, and signs. Please address the following:
a) Sheet C1.0:
i) Please address the following regarding the accessible path of travel:
(1) specify the accessible route to be 5% maximum running slope with 2% maximum
cross slope per CBC 11B-402.2.
(2) Specify the accessible route to be at least 48” in width. CBC 11B-403.5.1
ii) Revise the cross-referenced detail at the parking stall to reference Detail 7 in Sheet AD-
2.0 instead of SD-2.0.
b) Regarding the proposed restrooms, please address the following:
i) Please cross reference the restroom details provided in Sheet AD1.0 on Sheet A1.1.
ii) For the proposed urinal, please provide the following information per CBC 11B-605:
(1) Urinals shall be the stall-type or wall-hung type with the rim at 17 inches maximum
above the finish floor or ground. CBC 11B-605.2
(2) Urinal shall be 13.5-inches deep minimum, measured from the outer face of the
urinal rim to the back of the fixture. CBC 11B-605.2
(3) The door encroaches the clear floor space in front of the urinal. A clear space of
30 inches wide and 48 inches depth shall be provided for forward approach. CBC
11B-605.3 and -305. Please revise.
(4) Accessible urinal within an alcove that is more than 24 inches deep shall be
provided with a clear width of 36 inches minimum per CBC 11B-605.3 and 11B-
305.7.1. Revise to show compliance.
(5) Specify hand operated or automatic flush controls for urinals per CBC 11B-604.6.
For hand operated flush controls, the following comments apply:

(a) Specify the control to be located a maximum of 44 inches above the floor.

iii) Sheet AD1.0: Revise the grab bar dimension to be to the top of the gripping bar instead of

(1) Dimension clear floor space in front of the shower.
(2) Specify doors and panels of shower and bathtub enclosures shall be fully tempered,
laminated safety glass, or approved plastic. CBC 2406.8.
(3) Specify shower enclosures to be such that it shall not obstruct controls, faucets,
and shower spray units or obstruct the transfer from wheelchairs onto the shower
seats per CBC 11B-608.8.
(4) Specify the threshold of the roll-in type shower to be ½ inch maximum per CBC
11B-608.7.
(5) Specify the shower has a seat mounted and located per one of section in CBC
11B-610.3.
(6) Specify the floor or ground surface of the showers to comply with the following
per CBC 11B-608.9:
(a) Floor and ground surface shall be stable, firm, and slip resistant per CBC
11B-302.1
(b) Floor and ground surface shall be sloped 1:48 maximum in any direction.
(c) Where the drains are provided, the grate openings shall be 1/4" maximum
and flush with the floor surface.
D2. Sheet A1.1:
a) Please specify a strike width of 18” minimum for the pull side of the door at each of the following
locations per CBC 11B-404.2.4.1.
i) For the door of the (LAB 2) room.

b) For all dining tables, please provide a tabulation of each type of dining surface. 5% of seats of the
seating and standing spaces at the dining surfaces shall comply with CBC 11B-902. CBC 11B-
226.1.
i) Accessible dining surfaces shall be dispersed throughout the dining area. CBC 11B-226.2
ii) Provide clear floor space of 30” by 48” minimum positioned for forward approach in
accordance with CBC 11B-305. See CBC Figure 11B-305.3 for illustration.
iii) Specify tops of the dining surfaces to be 28” to 34” above the finish floor or ground. CBC
11B-902.3.
iv) Provide toe and knee clearance under the accessible dining surface in accordance with CBC
11B-306 and 11B-902.4.1. See CBC Figure 11B-306.3 for illustration.
D3. Provide information for the existing and proposed doors that are within the area of work.
a) Door hardware is operable with one hand and do not require tight grasping, pinching, or twisting
of the hand. CBC 11B-404.2.7 and 11B-309.4.
b) Specify door thresholds, if provided at doorways, to be ½ inch high maximum. Raised thresholds
and changes in level at doorways shall comply with CBC Section 11B-302 and 11B-303. CBC
11B-404.2.5.
c) Door opening force is 5-pounds maximum for interior and exterior doors per CBC 11B-404.2.9.
d) Door opening hardware is mounted 34” to 44” above the finish floor per CBC 11B-404.2.7.
e) The lower 10 inch of the door surface is provided with a smooth surface for the full width of the
door, at the push side of the door per CBC 11B-404.2.10.
D4. Multiple sinks are provided in the proposed area. at least 5 percent, but no fewer than one, of each type
provided in each accessible room or space shall be in compliance with CBC 11B-606 per CBC 11B-
212.3. Ensure to include the following and revise details 3 and 7/Sheet Q9.1 accordingly.
a) Provide clear floor space for the provided sink per CBC 11B-606.2. Ensure to provide knee and toe
clearances in compliance with 11B-306.
b) Specify the height of the sink to be 34” maximum above finish floor per CBC 11B-606.3.

PLUMBING COMMENTS:
P1. Provide the following note for the use of recycled water for irrigation: The City of Carlsbad requires the
installation of a “bypass tee and associated ball valves” be installed above grade on the main water supply
line before it enters the building. Please include the location and specifications for this fitting on the
plumbing plans. (The City Engineer has a detail available, Standard drawing W35).
P2. Revise plans to show all sinks and floor drains in the kitchen (Break and Dining rooms) to drain the grease
interceptor.
P3. Ice machines, iceboxes, drink dispensers, coffee machines, freezers, refrigeration coils, and similar
equipment, if any, shall be indirectly connected to the drainage system. CPC Sec. 801.3.
P4. Food waste disposal unit or dishwasher shall not be connected to or discharge into any grease
interceptor. Commercial food waste disposers shall be permitted to discharge directly into the building’s
drainage system. (CPC Sec. 1014.1.3)
GREEN BUILDING COMMENTS:
G1. Climate Action Plan requirements apply to all new structures, residential additions/remodels equal to or
exceeding $60,000 in valuation, and commercial City of Carlsbad requires that all projects that qualify for
