PROJECT DESCRIPTION/EXPLANATION
The proposed project is located in Village F of the Rancho Carrillo Master Plan. Village F
is generally located west of Business Park Way, east of the future Melrose Avenue extension
and south of Palomar Airport Road.
Village F was selected as a potential affordable housing site for Continental Homes during
the review and approval of the Rancho Carrillo Master Plan. This Village was one of three
Villages selected for potential development as an affordable housing site. Since th_e approval
of the Rancho Carrillo Master Plan additional review of this site has occurred during the
processing and staff review of CT 93-07 and PUD 93-06. It has been determined that
Village F is an acceptable site for the development of affordable housing units.
The proposed project will consist of 116 multi-family dwelling units housed within four-
plexes and duplexes, townhome and carriage unit buildings located on 8.3 net acres and
include a mixture of both affordable and market rate units. The density for this site is
proposed to be 14.0 du/ac which is within the RMH (Residential Medium High) density
range of 8 -15 du/ac. The two -four bedroom units will range in size from approximately
900 -1,300 square feet. Elevations for this project will be designed in conformance with the
architectural styles of the Rancho Carrillo Master Plan. The exact cost for the affordable
units within this Village has not been determined however, it will be in the amount
determined to be affordable to low income families.
The proposed development of Village F is intended to satisfy the affordable housing
requirements for all properties within the Rancho Carrillo Master Plan owned by Continental
Homes. This includes Villages G, L, M, N, P, Q and R. The proposed 100 affordable
units represent 15% of the total units proposed to be developed by Continental Homes within
the Rancho Carrillo Master Plan.
