Pursuant to Section 21.10.030 of the City of Carlsbad Municipal Code, the property owner(s) shall reside in either the primary residence or the JUNIOR ACCESSORY DWELLING UNIT. Pursuant to California Government Code Section 66333, or a successor statute, the JUNIOR ACCESSORY DWELLING UNIT may not be sole separate from the sale of the single-family residence, and this restriction may be enforced against future purchasers. Additionally, the JUNIOR ACCESSORY DWELLING UNIT is restricted and must conform its size and attributes with Article 3, Chapter 13, Division 1, of Title 7 of the California Government Code. 5. Pursuant to Section 21.10.030 of the City of Carlsbad Municipal Code, and Sections 66315 and 66323 of the California Government Code, or a successor statute, if the JUNIOR ACCESSORY DWELLING UNIT is rented, a rental period of less than 30 or 31 days is prohibited.
