I am the owner of the property situated at 180 -19 0 Walnut 3:reet in Carlsbad
consisting of two adjoining buildings on R-3 lots developed with a third unit in the
lower portion of 180 on the property identified on the enclosur e as #13 which is
circled in g r een ink.
In 1969 I obtained a building permit and developed the lower portion at 180 Wal-
nut Street and subsequently devel oped an off-street parking slab to accommodate
three cars in conformance with your requirements. I now contemplate improvements
on the upper portion of 180 which, as presently developed, approximates 925 sq. ft.;
and I have in mind an ext ension of that improvement to the rear of the lot, as well as
to the front of the lot, but my plans necessarily must be limited by t he front and
back yard set-backs. To the rear I have in mind excavating the p arking area to some
extent to enabl e an extension of the building perhaps at a slightly higher floor l evel
than the present improvements and thus achieve a two-l evel residence. Please ad-
vise of the back yard set-back and how far the building may extend to the rear of the
lot, assuming the parking facilities would be situated below the building.
I have in mind also consid ering a porch to the front of the building ext ending
a portion over the existing patio development of the lower unit in a manner similar
to the building across the street and a little further West which is a decking over
garages coming closer to the sidewalk than the conventional front yard set-back.
Does the City of Carlsbad p ermit an encroachment on the front yard set-back for
such a porch development?
