PRELIMINARY SOILS INVESTIGATION FOR PROPOSED
CONDOMINIUM PROJECT AT 170 WALNUT STREET,
CARLSBAD, CALIFORNIA
1. General Information
This is a report of the preliminary soils investigation performed at the
above address on September 22, 1983. Plate 1 of this report indicate the locale
of the project.
The site is located on a relatively flat terrain. To the NNE of the property
is an existing 2-story dwelling while to the SW is also an existing multi-family
dwelling complex of 2-story structur.es with pool and recred.tion area. There is
an existing 1-story single family dwelling in the proper ty which is scheduled
to be demolished.
The project calls for the construction of 1 2-story structure to compose
an 8-unit condo pr oject. Basically the condo unit will be sited on the easterly
portion of the lot with a driveway on the westerly area to service all the units
into Walnut Street.
The preliminary section of the structure indicate that the lower floor will
be above the existing natural ground to be accomplished by filling the existing
area. The easterly portion of the lot is bounded by an existing masonry retai-
ning wall with a height of about 4 feet. Plate 1 indicate the typical section and
location of the retaining wall.

There is no information as to the exact location of the existing utilities
at site. There appears to be no drainage problem in area.
2. Purpose of Investigation
The purpose of this preliminary soils investigation is to determine the
suitahility of the existing soils for ·the proposed project and to make appropriate
foundation recommendations.
3. Subsurface Exploration
Three (3) test pits shown as TP-1_. TP-2 _and TP-3 in Plate 1 were exca-
vated by a backhoe to determine the soils stratification and soils consistency.
Soils samples were procured and field classified according to the Unified
Classification System as shown in Appendix E of this report. The soils encoun-
tered in the test pits were logged and is shown in Plates :2, 3. and 4..
The samples were brought to the soils laboratory for soils gradation test
and also to determine the denii'~ty of the soils.
4. Findings
The generalized soils profile at site can be described as about a foot of
loose_.· dry_. brown Silty Sand with traces of <Clay overlying dense. brown_. Silty
Sand. The test pits indicate the consistency of the existing soils to be getting
denser with depth. All the t est pits were found dry.
The field density test taken at vicinity TP-2 at a depth of 1 foot indicate
the soils to be loose. The relative density was found to be 81 %. This result is

shown in Plate 5. Plate 6 show the results of the gradation test. The maximum
density of the soils versus moisture content curve is shown in Plate 7. The
maximum dry density is calculated at 128 pcf at an optimum water content of
7. 5%.
5. Conclusion and Recommendations
.3:. It is our opinion that the site soils can safely support the proposed
atructure. We recommend soil bearing footings for the foundation system. Based
on a similar type of soils and consistency. it is recommended that the existing
soils be scarified to a de pth of about a foot and densified in place to a density
of at least 90% prior to placing additional fill to bring the surface to grade.
An allowable soil bearing pressure of 2000 psf can be used in the design and
determination of the footing sizes. The depth of the bottom of the footing should
be at least 24 inches below adjacent grade.
b. Perimeter footings should be continuously reinforced with 2-#4 bars
placed 3 inches above the bottom of the footing and 2-#4 bars placed 2 inches
below top of floor slab.
c. Retaining wall can be designed using an equivalent fluid pressure of 30
pcf per ft of wall height( no surcharge) in the calculation for the active pressure.
d. During the construction. if any excavation or pit is found. the soils en-
gineer should be contacted for evaluation of said excavation.
e. The existing foundation system of the structure that will be demolished
have to be removed and the existing soils recompacted prior to excavation for

the new foundation system. All utility trenches existing that will be abandoned
need to be recompacted.

shown in Plate 5. Plate 6 show the results of the gradation test. The maximum
density of the soils versus moisture content curve is shown in Plate 7. The
maximum dry density is calculated at 128 pcf at an optimum water content of
7. 5%.
5. Conclusion and Recommendations
~-It is our opinion that the site soils can safely support the proposed
atructure. We recommend soil bearing footings for the foundation system. Based
on a similar type of soils and consistency. it is recommended that the existing
soils be scarified to a depth of about a foot and densifi.ed in place to a density
of at least 90% prior to placing additional fill to bring the surface to grade.
An allowable soil bearing pressure of 2000 psf can be used in the design and
determination of the footing sizes. The depth of the bottom of the footing should
be at least 24 inches below adjacent grade.
b. Perimeter footings should be continuously reinforced with 2-#4 bars
placed 3 inches above the bottom of the footing and 2-#4 bars placed 2 inches
below top of floor slab.
c . Retaining wall can be designed using an equivalent fluid pressure of 30
pcf per ft of wall height( no surcharge) in the calculation for the active pressure.
d. During the construction. if any excavation or pit is found., the soils en-
gineer should be contacted for evaluation of said excavation.
e. The existing foundation system of the s tructure that will be demolished
have to be removed and the existing soils recompacted prior to excavation for

the new foundation system. All utility trenches existing that will be abandoned
need to be recompacted.
