The present project site is a vacant infill residential lot. The property slopes from south to
north with an average slope of about 20.5%. The soil is stable and acceptable for grading
provided the grading operation is overseen by a licensed Soils Engineer. There are no
structures on the site. There are no cultural, historical or scenic aspects on the lot. The
Biologist's report describes the existing vegetation.
The property is surrounded on the west, north and east by single family residential
homes. Cazadero Drive, a public street, borders the southern boundary of the lot. There
are no cultural, historical, or scenic aspects to any of the surrounding homes. The
proposed house will conform to Carlsbad's building and zoning regulations.
