Based upon the field visit conducted on 4 August 2009, upon our understanding of habitat classifications, and upon the Multiple Habitat Conservation Program (MHCP) definitions of Non-Native Grassland and Disturbed Land, Cummings and Associates has identified three vegetation types on the property: Diegan Coastal Sage Scrub, Non-Native Grassland, and Disturbed Land (see Figure 3). Diegan Coastal Sage Scrub. Approximately 0.14-acres of the site is occupied by a Diegan Coastal Sage Scrub (see Figure 3). This habitat occurs as two clumps ofisolated habitat in an otherwise developed neighborhood. The defining plant species comprising this vegetation type include, California Sage (Artemisia californica), California Buckwheat (Eriogonum fasciculatum), and Lemonadeberry (Rhus integrifolia). Non-Native Grassland. Non-Native Grassland occupies approximately 0.19-acres of the property (see Figure 3). This vegetation type is found roughly in the center of the property, and is dominated by non-native grasses, such as Red Brome (Bromus madritensis ssp. rubens), Ripgut Grass (Bromus diandrus), and Slender Wild Oat (Avena barbata). Disturbed Land. Approximately 0.26-acres of the site is classified as Disturbed Land (see Figure 3). Generally, this vegetation type occurs along the edges of the western, southern, and eastern property boundaries. The majority of the plant species within this category are horticultural escapes from adjacent residences, such as Bottlebrush (Callistemon sp.), 2-needled Pine trees (Pinus sp.), Olive trees (Olea europaea), and Myoporum (Myoporum sp.).
