Dear Mr. Wermers:
GeoTek, Inc. (GeoTek) is pleased to present the results of geotechnical testing and observation
services during post-grading construction associated with utility and pavement construction
operations for the Aviara Apartments West Project.
In accordance with your request, GeoTek, Inc. (GeoTek) has prepared this letter to certify the
completion of the post-grading operations associated with the subject property. Rough grading
of the project was completed under the observation of, and with selective testing by, GeoTek,
and certified in the “Summary of Geotechnical Observation and Testing, Rough Grading,
Building Pad, Aviara Apartments West…”, dated August 29, 2023. Post-grading construction
operations of the project have been completed under the observation of, and with selective
testing by GeoTek. It is to the best of GeoTek’s knowledge that post grading construction
operations discussed in this report have been completed in general accordance with the
approved geotechnical reports (see references) prepared for the site, applicable provisions of
the 2019 and 2022 California Building Code (CBC) and City of Carlsbad guidelines. This report
provides a brief summary of the post-grading operations observed and tested by GeoTek from
June 2023, through May 2025.

SUMMARY OF GEOLOGIC AND SOILS CONDITIONS
Visual classification of the soil in the field, compared to the soil description from
laboratory testing was the basis for determining the maximum dry density value and
optimum moisture content applied to each soil density test.
Previously placed engineered fill and unstable alluvial materials were removed to
required grading depths.
A GeoTek representative observed exposed soil bottoms and confirmed competency
prior to receiving engineered fill.
Foundation footing excavations for retaining walls were qualitatively evaluated with a
soil probe in random locations and found to be firm and unyielding. Retaining wall
foundation excavations were found to be excavated in suitable compacted fill.
Trench backfills for the sewer, storm drain, and water lines were placed and compacted
to at least 90% of the maximum dry density, at or slightly above optimum moisture
content relative to ASTM D 1557.
Relative compaction of the upper one foot of subgrade and aggregate base for interior
roads, driveway approaches, and adjacent street improvements were tested by GeoTek
representatives to be at or slightly above optimum moisture content and compacted to
at least 95% relative to ASTM D1557. Tests taken one foot below finish subgrade were
tested to be at or slightly above optimum moisture content and compacted to at least
90% relative to ASTM D1557
Onsite materials and import materials were utilized to bring remedial grades to design
grades. Heavy-duty earthmoving equipment, import trucks and water trucks were
utilized to place, moisture condition (as needed), mix, and compact the engineered fills
during post-grading operations.
Field density tests indicated the engineered fill was placed and compacted to at least
90% and near optimum moisture content relative to ASTM D 1557.
FIELD AND LABORATORY TESTING
FIELD TESTING
Field density tests were taken at periodic intervals and random locations to check the
compaction efforts by the grading contractor performing compaction of engineered fill. The

field density testing for the subject site was performed using a nuclear gauge, in general
accordance with testing procedure ASTM D 6938 for soils. The results of the field density
testing conducted are included in the attached Table 1 and presented on Figure 1.
LABORATORY TESTING
The laboratory maximum dry density and optimum moisture content for the soils were
determined in general accordance with test method ASTM D 1557. The table below presents
the soil type used for this project.

CONCLUSIONS
Site grading has been completed in conformance with the approved geotechnical reports,
applicable provisions of the 2019 and 2022 California Building Code (CBC) and City of Carlsbad
guidelines.
CLOSURE
The purpose of this report is to present a summary of observation and testing services
provided by GeoTek during the post grading construction operations that were performed on
project. More specifically, the scope of this report includes a presentation of data obtained
during post grading construction operations and a discussion of operations performed by the
contractor.

Post grading construction observations for the project has been completed under the
observation of, and with selective testing by, GeoTek. GeoTek’s observations were performed
in such a manner as to be reasonably certain that the soils tested are representative of the
work, and that the work, in general, essentially complies with the job requirements. GeoTek’s
services were performed in accordance with engineering principles generally accepted at this
time and in this area. No warranty is expressed or implied.
It should be understood that field data, including density (compaction) test locations and
elevations, as well as the location of compacted fill, are only approximately described. The
accuracy of the field technician's estimated locations will vary depending on the survey control
available at the time the estimations were made. No warranty as to the actual extent of the
filled area, nor of its relationship to the planned structural improvements, is expressed or
implied.
This report is subject to review by the controlling authorities for this project. GeoTek accepts
neither responsibility nor liability for work, testing, or recommendations performed or
provided by others.

Dear Mr. Wermers:
In accordance with your request, GeoTek, Inc. (GeoTek) has prepared this letter to certify the
completion of the earthwork construction associated with the rough grading of the building pad
at the subject property. GeoTek previously reported on the rough grading for the parking
structure in the “Summary of Geotechnical Observation and Testing, Rough Grading, Parking
Structure, Aviara Apartments West…”, dated May 23, 2023. It is to the best of GeoTek’s
knowledge that remedial grading of the subject pad presented in this report has been
completed, as noted on the dates of observations and field testing, in conformance with the
approved geotechnical reports (see references) for the site, applicable provisions of the 2019
California Building Code (CBC) and City of Carlsbad guidelines. This report provides a
summary of site conditions observed during the rough grading for the subject pad.
SUMMARY OF GEOLOGIC AND SOILS CONDITIONS
Remedial grading of the subject building pads was performed under the observation of,
and with selective testing, by GeoTek, Inc. (GeoTek) between the approximate dates of
March 3, 2023 and August 28, 2023.
Unsuitable previously placed (undocumented) fill and alluvial materials were removed to
recommended remedial grading depths or groundwater.

Groundwater was encountered at an elevation of 75 feet. Upon reaching this depth in
the initial remedial removal bottom, remedial grading bottoms were elevated
approximately two to four feet above the elevation of 75 feet to facilitate the use of
heavy duty grading equipment at or near the wet remedial bottom.
A GeoTek representative observed exposed soil bottoms and tested the compaction to
confirm a minimum 90 percent relative compaction prior to receiving engineered fill.
Onsite overexcavated materials and import materials were utilized to bring remedial
grades to design grades. Caterpillar 637 scrapers, a Caterpillar D8, a Caterpillar 844
loader, import trucks and water trucks were utilized to place, moisture condition (as
needed), mix, and compact the engineered fills during rough grading.
Visual classification of the soil in the field, compared to the soil description from
laboratory testing was the basis for determining the maximum dry density value and
optimum moisture content applied to each soil density test.
Field density tests indicated the engineered fill was placed and compacted to at least
90% and near optimum moisture content relative to ASTM D 1557.
FIELD AND LABORATORY TESTING
FIELD TESTING
Field density tests were taken at periodic intervals and random locations to check the
compaction efforts by the grading contractor performing compaction of engineered fill. The
field density testing for the subject site was performed using a nuclear gauge, in general
accordance with testing procedure ASTM D 6938 for soils. The results of the field density
testing conducted are included in the attached Table 1 and presented on Figure 1.
LABORATORY TESTING
The laboratory maximum dry density and optimum moisture content for the soils were
determined in general accordance with test method ASTM D 1557. The table below presents
the soil type used for this project.

The laboratory testing for the presence of sulfates and chloride content of near surface soils
were obtained and delivered to GeoTek’s subconsultant for analysis. Results are presented in
Appendix A. The results indicate that the water-soluble sulfate result is considered “negligible”
per Table 4.2.1 of ACI 318. Based on the test results and Table 4.3.1 of ACI 318, no special
recommendations for concrete are required for this project due to soil sulfate exposure.
CONCLUSIONS
Site grading has been completed in conformance with the approved geotechnical reports,
applicable provisions of the 2019 California Building Code (CBC) and City of Carlsbad
guidelines.
FINAL FOUNDATION RECOMMENDATIONS
Expansion index testing within the upper foot of building pad grade indicates the building pads
exhibit a low expansion potential (EI less than 50). Preliminary foundations recommendations
presented in GeoTek’s 2019 report remain applicable.

surface scoops which is why it's best to dig in a foot, throw away the top and test the deeper stuff. Dairy farms are also notorious for these items.

Dear Mr. Wermers:
In accordance with your request, GeoTek, Inc. (GeoTek) has prepared this letter to certify the
completion of the earthwork construction associated with the remedial grading of the parking
structure at the subject property. It is to the best of GeoTek’s knowledge that remedial
grading of the subject pad presented in this report has been completed, as noted on the dates
of observations and field testing, in general accordance with the approved geotechnical reports
(see references) for the site, applicable provisions of the 2019 California Building Code (CBC)
and City of Carlsbad guidelines. This report provides a summary of site conditions observed
during the rough grading for the subject pad.
SUMMARY OF GEOLOGIC AND SOILS CONDITIONS
Remedial grading of the subject building pads was performed under the observation of,
and with selective testing, by GeoTek, Inc. (GeoTek) between the approximate dates of
March 3, 2023 and April 25, 2023.
Unsuitable previously placed (undocumented) fill and alluvial materials were removed to
recommended remedial grading depths or groundwater.
Groundwater was encountered at an elevation of 75 feet. Upon reaching this depth in
the initial remedial removal bottom, remedial grading bottoms were elevated
approximately two to four feet above the elevation of 75 feet to facilitate the use of
heavy duty grading equipment at or near the wet remedial bottom.

A GeoTek representative observed exposed soil bottoms and tested the compaction to
confirm a minimum 90 percent relative compaction prior to receiving engineered fill.
Onsite overexcavated materials and import materials were utilized to bring remedial
grades to design grades. Caterpillar 637 scrapers, a Caterpillar D8, a Caterpillar 844
loader, import trucks and water trucks were utilized to place, moisture condition (as
needed), mix, and compact the engineered fills during rough grading.
Visual classification of the soil in the field, compared to the soil description from
laboratory testing was the basis for determining the maximum dry density value and
optimum moisture content applied to each soil density test.
Field density tests indicated the engineered fill was placed and compacted to at least
90% and near optimum moisture content relative to ASTM D 1557.
FIELD AND LABORATORY TESTING
FIELD TESTING
Field density tests were taken at periodic intervals and random locations to check the
compaction efforts by the grading contractor performing compaction of engineered fill. The
field density testing for the subject site was performed using a nuclear gauge, in general
accordance with testing procedure ASTM D 6938 for soils. The results of the field density
testing conducted are included in the attached Table 1 and presented on Figure 1.
LABORATORY TESTING
The laboratory maximum dry density and optimum moisture content for the soils were
determined in general accordance with test method ASTM D 1557. The table below presents
the soil type used for this project.

The laboratory testing for the presence of sulfates and chloride content of near surface soils
were obtained and delivered to GeoTek’s subconsultant for analysis. Results are presented in
Appendix A. The results indicate that the water-soluble sulfate result is considered “negligible”
per Table 4.2.1 of ACI 318. Based on the test results and Table 4.3.1 of ACI 318, no special
recommendations for concrete are required for this project due to soil sulfate exposure.
CONCLUSIONS
Site grading has been completed in general accordance with the approved geotechnical reports,
applicable provisions of the 2019 California Building Code (CBC) and City of Carlsbad
guidelines.
FINAL FOUNDATION RECOMMENDATIONS
Expansion index testing within the upper foot of building pad grade indicates the building pads
exhibit a low expansion potential (EI less than 50). Preliminary foundations recommendations
presented in GeoTek’s 2019 report remain applicable.
