III. THIS APPLICATION FOR A CHANGE OF ZONE ON·THE PROPERTY DESCRIBED HEREIN
IS SUPPORTED BY THE FOLLOWING REASONS:
. in SUCH a zone change is warra_nted because : (1) it is/conformance with
the City General Plan; (2) it will permit the highest and best use of the
property.

public welfare· because: (1) there is a need in this area of the city for the type

zone t~an the existing zone beca_use: (1) its proximity to the I-5 freeway to
the west provides a good buffer transition ·ror the-single family neighborhood
• on the east side of Adams; (2) its proximity to the shopping center on
Tamarack one block to the north of the property .
