Deliver THREE corrected sets of plans and TWO corrected calculations/reports directly to the City
of Carlsbad Building Division, 1635 Faraday Ave., Carlsbad, CA 92008, (442) 339-2719. The city
will route the plans to True North, Planning and Land Development Engineering Departments (if
applicable) for continued review.
Note: If th is project requires FIRE PREVENTION review, ensure that you follow their specific
instructions for resubmittal review. The city will not route plans back to Dennis Grubb &
Associates for continued Fire Prevention review.

of Carlsbad Building Division, 1635 Faraday Ave., Carlsbad, CA 92008, (442) 339-2719. The city
will route the plans to True North, Planning and Land Development Engineering Departments (if
applicable) for continued review.
Note: If this project requires FIRE PREVENTION review, ensure that you follow their specific
instructions for resubmittal review. The city will not route plans back to Dennis Grubb &
Associates for continued Fire Prevention review.
GENERAL INFORMATION:
A. The following comments are referred to the 2022 California Building, Mechanical, Plumbing, Electrical
Codes, California Green Building Standards Code, and Energy Code (i.e., 2021 IBC, UMC, UPC, and 2020
NEC, as amended by the State of California).
B. There may be other comments generated by the Building Division and/or other City departments that will
also require your attention and response. This attached list of comments, then, is only a portion of the plan
review. Contact the City for other items.
C. Respond in writing to each comment by marking the attached comment list or creating a response letter.
Indicate which details, specification, or calculation shows the required information. Your complete and
clear responses will expedite the re-check.
D. Where applicable, be sure to include the architect and engineer's stamp and signature on all sheets of the
drawings and on the coversheets of specifications and calculations per CBPC 5536. land CBPC 6735. This

a) Revise the John's Playroom to meet natural light and ventilation requirements per CRC R303. l.
i) For natural light, the glazing shall be a minimum of 8% of the total area of the room.

( 1) 3 feet from a property line,

(3) 3 feet from openings into the building.
ii) Exhaust duct shall not discharge onto a public way. CMC 502.2
iii) Unless otherwise permitted or required by the dryer manufacturer's installation instructions
and approved by the city, domestic dryer moisture exhaust ducts shall not exceed a total
combined horizontal and vertical length of fourteen feet, including two 90-degree
elbows. Two feet shall be deducted for each 90-degree elbow in excess of two. CMC
504.4.2.
ELECTRICAL COMMENTS:
El. Sheet E-1:
a) New walls are proposed between the flex room and the playroom. Clarify if any electrical work is
proposed at the new walls on the flex room side.
b) Revise the electrical plan to show receptacle outlets on the wall-spaces in the play room to be
compliant with CEC 210.52. Receptacle outlets shall be located not more than 6 feet from wall
openings and 12 feet on center.
c) Specify receptacles in the guest bath and the powder room to be GFCI. CEC 210.8.
E2. Sheet E-2:
a) Revise all bathroom receptacles to be GFCI. CEC 210.8
b) At guest bath 2, provide GFCI receptacle outlets within 3 feet of the sink basin's edge per CEC
210.52(D) and 210.8.
c) At the Bar, revise plans to provide GFCI receptacles along the counter surface at 2 ft on center, and
provide GFCI receptacles at the end of the peninsula counter per 210.52(C)(l) and CEC 210.8.

PLUMBING COMMENTS:
P 1. Where the total number of water closets exceeds 5, a 4" main sewer line is required. CPC 703.2.
a) Provide the size and location of the sewer lateral on the site plan.
b) Provide a note that reads "4" main sewer line shall be verified in field or shall be provided if a 4"
main sewer line does not exist.
GREEN BUILDING COMMENTS:
G 1. Climate Action Plan requirements apply to all residential remodels equal to or exceeding $60,000 in
valuation. City of Carlsbad requires that all projects that qualify for CAP compliance will require a
completed Climate Action Plan (CAP) Consistency Checklists (city forms B-50) to be completed by the
APPLICANT.

a) For plans submitted to the City the following Climate Action Plan requirements apply, per Carlsbad
ordinance:
b) The applicant is to fill out the B-50 CAP Consistency Checklist. The scope of work and project
valuation will determine which sections of the CAP are required.
c) Plan examiners review the B-50 CAP Consistency Checklist for completion. For example: If new
residential construction is the scope of work, CAP sections 2A, 3A, and 4A are required to be filled
on the B-50 checklist.
G2. CALGreen mandatory measures are required for residential projects that increases the conditioned space
per CGBC 301.1.1.
a) Complete the residential occupancies application checklist onto the plan sheets.
G3. Revise the plan to incorporate the following water conserving plumbing fixtures per CGBC 4.303.1:
a) Water Closets -1.28 gallons per flush, maximum. CGBC 4.303.1.1.

T3. Water heaters using gas or propane that serve individual dwelling units shall include the following per

a) A dedicated 240 volt branch circuit wiring shall be installed within 3 feet from the water heater and
accessible to the water with no obstructions. The branch circuit conductors shall be rated at 30 amps
minimum. The blank cover shall be identified as "240V ready." All electrical components shall be
installed in accordance with the California Electrical Code.
b) The main electrical service panel shall have a reserved space to allow for the installation of a double
pole circuit breaker for a future water heater installation. The reserved space shall be permanently
marked as "For Future 240V use."
