1308 OAK AV~ 1308 0 a k Ave Carlsba d ' CA 92008 LANDSCAPE RENOVATION G e n e r The following general notes are provided by the Landscape Architect to give directions to the contractor. The City of Carlsbad signature on these plons does not constitute approval of any of these notes and the city will not be responsible for their enforcement. 1. The Contractor shall verify with the Owner's representative that plans are current and approved. 2. Work shall be in accordance with the requirements of The City of Carlsbad. 3. These plans are based on grading plans by Howes Weiler Landy. 4. The Contractor shall obtain all necessary and required permits and pay all related fees crnd/or taxes required to install the work on these plans. 5. The Contractor shall be appropriately licensed as required by the state in which the work takes place. 6. A separate plumbing permit and inspection will be required from the Building Inspection Dept. for the installation of irrigation systems shown on these plans. 7. The Contractor shall notify the owner's representative prior to beginning the work and shall be responsible for coordinating with the Owner, Landscape Archited, governing agencies and other trades. 8. The Contractor shall notify the Landscape Archited immediately of any errors, omissions or discrepancies in existing conditions or within the plans prior to beginning the work. 9. Unit prices for all improvements shall be established as a part of the contract with the project Owner and prior to beginning work, to accommodate additions and/or deletions of material and labor. l 0. Determination of "Equal" substitutions shall be made only by the Landscape Architect. 71. The Landscape Architect shall be notified no less than 48 hours in advance of any site observations or meetings. 12. Site observation:, by the Landscape Architect during any phase of this project does not relieve the Contractor of his primary responsibility to perform all work in accordance with the plans, specifications and governing cod es. 13. Site observation meetings shall include: a. Pre-construction meeting b. ~ina! grading c. Selection of plant materials d. Irrigation e. Planting f. Approval to begin establishment period g. Contractor shall be backchorged for Landscape Architect's time when observations ore called for and it's found that the work is not significantly ready upon observation or the appointment is not kept. Time will be charged on an hourly basis, plus transportation, food and lodging costs, at the current hourly rate for the personnel providing the observations. 19. This firm does not pradice or consult in the field of safety engineering. This firm does not direct the Contractor's operations and is not responsible for the safety of personnel other than our own on site. The safety of others is the responsibility of the Contractor. The Contractor should notify the Owner if he or she considers any of the recommended actions presented herein to be unsafe. 20. All landscaped area will be privately maintained. 21. A separate grading permit will be required for all hardscape improvements. Hardscape improvements are not part of this permit. 22. Reference Documents: Unless otherwise noted or specified, the work shall be done in accordance with the following reference documents which are on file in the office of the City Clerk or office of the state Architect: a. "Standard Specifications for Public Works Construction", 2021 E;.dition 6. City of Carlsbad Standards c. "Americans with Disabilities Act" d.
