JUNIOR ACCESSORY DWELLING UNIT
The real property located in the City of Carlsbad, County of San Diego, State of California
described as follows:
LOT 138 OF CARLSBAD TRACT NO. 91-3 EVANS POINT, IN THE CITY
OF CARLSBAD, COUNTY OF SAN DIEGO, STATE OF CALIFORIA,
ACCORDING TO MAP THEREOF NO.13189, FILED IN THE OFFICE OF
THE COUNTY RECORDER OF SAN DIEGO COUNTY ON FEBRUARY
10, 1995.
has been approved for a JUNIOR ACCESSORY DWELLING UNIT by the City of Carlsbad on
2/11/2026.
Said approval restricts the property as follows:
1. The obligations and restrictions imposed on the JUNIOR ACCESSORY DWELLING
UNIT per California Government Code Title 7, Division 1, Chapter 13, "Accessory Dwelling
Units," or a successor statute, are binding on all present and future property owners.
2. Pursuant to Section 21.10.030 of the City of Carlsbad Municipal Code, the property
owner(s) shall reside in either the primary residence or the JUNIOR ACCESSORY
DWELLING UNIT.

3. Pursuant to Section 21.10.030 of the City of Carlsbad Municipal Code, sale of the
JUNIOR ACCESSORY DWELLING UNIT separate from the single-family dwelling is
prohibited. Said prohibition is binding on all present owners and future purchasers.
4. Pursuant to California Government Code Section 66333, or a successor statute,
the JUNIOR ACCESSORY DWELLING UNIT may not be sold separate from the sale of
single-family residence, and this restriction may be enforced against future purchasers.
Additionally, the JUNIOR ACCESSORY DWELLING UNIT is restricted and must conform
its size and attributes with Article 3, Chapter 13, Division 1, of Title 7 of the California
Government Code.
5. Pursuant to Section 21.10.030 of the City of Carlsbad Municipal Code, and
Sections 66315 and 66323 of the California Government Code, or a successor statute, if
the JUNIOR ACCESSORY DWELLING UNIT is rented, a rental period of less than 30 or
31 days is prohibited.

properly completed and al/ached to that docume/11. The only exception is if a
