I. RECOMMENDATION It is recommended that the Planning Commission ADOPT Resolution No. 2413, DENYING CUP-230(B), based on the findings contained therein. II. PROJECT DESCRIPTION AND BACKGROUND The applicant is requesting approval of an amendment to a conditional use permit granted for construction of greenhouses on 4.39 acres, located as described above. The original conditional Use permit, approved in June 1983, allowed the construction of a 15,400 square foot greenhouse. In October 1984, the Planning Commission approved an amendment to the conditional use permit approving 24,640 square feet of additonal greenhouse area. Condition 9 of Planning Commission Resolution 2363 required the applicant to offer dedication for an 18 foot wide strip along the entire southerly property line and to enter into a lien contract for the future improvement of a half width of valley Street, Buena Vista Street and McCauley Lane. The 18 feet of dedication would complete McCauley Lane, a street approved to accommodate an adjoining minor subdivision. (Please see attached Exhibit "A"). Although the applicant is not objecting to offering the required dedication, he is requesting that the future improvement agreement be modified.
