istrative variance to reduce the standard.Tot.' width
dimension for two lots from 60' to:·'s6' amf·.s1 'on
property located at 3335 Valley Street in the R-1-7500
zone.
Dear Ms. Silva:
The Land Use Planning Manager has completed a review of your
application for an Administrative variance at 3335 Valley Street.
After careful consideration of the circumstances surrounding
this request, the Land Use Planning Manager has determined that
the four findings required for granting an Administrative Vari-
ance can be made and, therefore, approves this request based on
the following findings and conditions:
1) There are exceptional or ~xtraordinary circumstances or con-
ditions applicable to the property or to the intended use
that do not apply generally to other property of class of use
in the same vicinity and zone, because: although the lot has
an area of 27,442 square feet, its existing substandard width
makes it impossible to parcel the property without creating
two lots with substandard widths.
2} The requested variance is necessary for the preservation and
~njoyment of a substantial property right possessed by other
property in the same vicinity and zone, but which is denied
to the property in question b~cause: all other properties
within, this block that will dedicate land for the construc-
tion of James Drive will be able to subdivide their prop-
erty.
3) The granting of this variance will not be materially detri-
mental to the public welfare or injurious to the property or
improvements in the vicinity and zone in which the property
is located because there are other lots in the vicinity with
substandard widths and both of the lots created by this par-
cel split will be substantially larger than the 7500 square
foot minimum required by this zone .. •

4) The granting of this variance will not adversely effect the
comprehensive general plan because the granting of this
variance will not alter the single family use of the property
as intended by the residential low-medium density designation
of the general plan.
Conditions
Approval is granted for AV 82-4, as shown on ·exhibit "A", dated
December 2, 1982, on file in the .Land Use Planning Office and
incorporated herein by reference.
You have the right to appeal this decision to the Planning
Commission within 10 days of the receipt of this letter.
