within the front yard setback of 1821 Ratcliff Drive, pursuant to Section 21.44.060 of the
Carlsbad Municipal Code. After careful consideration of the circumstances surrounding this
request, the Planning Director has determined that the findings required for allowing the parking
of a recreational vehicle in the front yard setback can be made and therefore APPROVES the
request, based on the following findings:
Findings:
1. That parking in or access to the side or rear yard WILL require structural alteration to the
existing residence in that both the northern and southern side yards are 6.25 feet
wide, both of which are narrower than the 8 foot width of the recreational vehicle.
2. That parking of the recreational vehicle in or access to the side or rear yard WILL NOT
require extensive grading to the side or rear yard.
3. -Pa-rking.oflhe-recreational vehicle· in the front yard WILL NOT TnterferEf With Visibility to
or from Ratcliff Road in that adequate sight distance is provided and the lot in
question is at the end of a cul-de-sac.
4. That the recreational vehicle WILL NOT interfere with traffic on the street or sidewalk or
encroach into the street and utility right-of-way in that the recreational_ yehic_le does
not encroach into the public right-of-way since the recreational vehicle is 19 feet
in length·and the garage is set back 26 feet from the right-of-way.
5. That the Planning Director has determined that the project belongs to a class of projects
that the State Secretary for Resources has found do not have a significant impact on the
environment, and it is therefore categorically exempt from the requirement for the
preparation of environmental documents pursuant to Section 15305 (a), Minor lot line
adjustments, side yard, and set back variances not resulting in the creation of any new
parcel, of the state CEQA Guidelines. In making this determination, the Planning
Director has found that the exceptions listed in Section 15300.2 of the state CEQA
Guidelines do not apply to this project.

Conditions:

1. Approval is granted for AV 10-02 as shown on Exhibits "A", dated June 30, 2010, on
file in the Planning Department and incorpo·rated herein by reference. Development
shall occur substantially as shown unless otherwise noted in these conditions.
This decision may be appealed by you or any mernber of the public to the Planning Commission
within ten days of receipt of this letter. Appeals must be submitted in writing to the Planning
Commission at 1635 Faraday Avenue in Carlsbad, along with a payment of $613.00. The filing
of such appeal within such time limit shall stay the effective date of the order of the Planning
Director until such time as a final decision on the appeal is reached. If you have any questions
