SUBJECT: AD 02-01 - PICK UP STlX INCIDENTAL OUTDOOR DINING AREA
The purpose of this letter is to follow up on our October 21 , 2002 phone discussion. During the
conversation I attempted to clarify some inconsistencies between the site plan for the outdoor
dining area and the proposed. landscape plans. The landscape plans show a larger paved area
requiring the removal of more landscaping than the original site plan.
Upon inspection of the site it was discovered that the landscaping had been removed and the
slab for the dining area had been poured, despite the fact that the permit had not yet been
approved. This construction was completed without a permit, and was inconsistent with the site
plan that was submitted for the permit.
One of the primary functions of the Incidental Outdoor Dining Area Permit is to ensure that
outdoor dining areas do not impact or remove existing landscaping unless additional
landscaping is provided on the site. To satisfy this requirement and to provide a buffer from
Rancho Santa Fe Road, additional landscaping will be required prior to approval of the permit.
Please amend the landscape plan to include an additional hedge row adjacent to the dining
area and an additional tree located between the two existing trees. This additional landscaping
will serve as a replacement for the landscaped area that was removed and will further insulate
the dining area from Rancho Santa Fe Road.
