APPLICATION FOR TENTATIVE PARCEL MAP, MS 03-10 - NOWICKI CONDOMINIUM
The application is complete, as submitted. Although the initial processing of your application may have already begun, the official acceptance date of the application is the date of this letter. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise supplement the basic information required for the application. In addition, be aware that there are still issues that need to
be addressed. These issues are as follows:
(ENGINEERING ISSUES: I
1. The boundaries between the exclusive use areas and common area are not well defined. Please add
the boundaries to the plan.
2. Provide a complete set of labels for all property owners within a 300-foot radius of the subject
property. The set that was submitted with your application was missing several properties.
3. Plot the easement for “tie back anchores and drains on the slope” as described under Item No. 2 of
Schedule B of the Title Report.
LEUCADIA WATER DISTRICT ISSUES: I
4. A separate sewer lateral is required for each unit. Currently, the two units are being served by one
lateral. Show a proposed second lateral on the tentative parcel map.
(PLANNING ISSUES: I
5. The side yard setback for Unit 2 does not comply with the required setback standard. The setback /
is currently at 3 feet. The required setback is 10% of the lot width (7.5 feet). This issue must be
addressed prior to map approval.

meeting to discuss the application. I hope your application process experience with the City will be a
