SUBJECT: Administrative Variance No. 86-8 - To allow a six
foot high fence within the front yard setback.
Dear Mr. & Mrs. Lindroos:
The Planning Director has completed a review of your application
for an administrative variance at 3274 Camino Coronado. After
careful consideration of the circumstances surrounding this
request, the Planning Director has determined that the four
findings required for granting an administrative variance can be
made and, therefore, qpproves this request based on the following
findings and conditions.
Findings:
1. There are exceptional or extraordinary circumstances or
conditions applicable to the property or to the intended use
that do- not apply generally to the other property or class of
use in the same vicinity and zone, because the lot is
triangular in shape and is constrained by slopes located at
the rear and side yards. This circumstance has limited the
actual buildable area, thus causing a pool to be constructed
toward the front portion of the lot. In order to comply with
City requirements, a minimum six foot high fence will have to
be installed; but because of the aforementioned constraints
the fence will have to be installed within the front yard
setback.
2. The requested variance is necessary for the preservation and
enjoyment of a substantial property right possessed by other
property in the same vicinity and zone but which is denied to
the property in question because in order to comply with City
requirements and still be able to use the pool, the six foot
fence will have to be installed within the front yard
setback.

3. The granting of this variance will not be materially
detrimental to -the public welfare or injurious to the
property or improvements in the vicinty and zone in which the
property is located because due to the lots shape the fence
is similar to a side yard fence which can be approved
administratively by the Planning Director.
4. The granting of this variance will not adversely affect the
comprehensive General Plan because no use change is being
proposed.

1. Approval is granted for AV 86-8, as shown on Exhibit "A",
dated June 18 , 1986, on file in the Planning Department and
incorporated herein by reference.
You have the right to appeal this decision to the Planning
Commission within ten days of receipt of this letter. If you
have any questions regarding this matter, please feel free to
call this office.
