SUBJECT: MEETING JANUARY 7, 1988: Administrative Variance No. 87-5 - An eight foot high criblock retaining wall within the required rear yard setback at northeast
corner of the property located at 2740 Argonauta Street .
Dear Mr. Banks:
As per our meeting January 7, 1988, staff has considered several
options available to you concerning the lowering of your
retaining wall to an acceptable level. The most acceptable option would require lowering the crib wall to the height of your
neighbor's fence (to the northeast), which would be approximately
four to five feet. A 2: 1 slope could then be filled to the top
of the wall, thereby possibly pushing your fence to the top of
the 2: 1 fill slope and out of the setback. (See attached sketch.) If the fence is located outside the setback, a variance would not be required. Also, the 2: 1 fill slope should be
planted and irrigated immediately.
You will, however, be required to obtain a building permit if
the wall exceeds three feet in height. Staff is concerned with
the drainage of the property and a grading permit would be
required.
You also expressed a desire to use the removed portion of the
crib wall and use it on the interior of your lot to create a split level backyard. Staff finds this an acceptable way to
maximize your space while maintaining harmony with the
surrounding neighborhood.
