PROPOSED MINOR SUBDMSION NO. 856, SHORES LOT SPLIT
A preliminary decision has been made, pursuant to Section 20.24.120 of the City of
Carlsbad Municipal Code, to approve the tentative parcel map of the proposed minor
subdivision subject to the following conditions:

The applicant may request a review of the preliminary conditions within ten (10)
days of the date of this approval. The request must be submitted in writing to the
City Engineer in accordance with Section 20.24.120 through 140 of the Carlsbad
Municipal Code.
The developer shall provide the City with the reproducible 24" x 36" mylar copy of
the tentative parcel map as approved by the City Engineer. The tentative parcel
map shall reflect the conditions of approval by the City. The map copy shall be
submitted to the City Engineer prior to issuance of building permits, improvement
plans, or grading permits submittal, whichever occurs first.
The tentative parcel map approval shall expire two (2) years from the date of the
letter containing the final decision for tentative parcel map approval.
Unless a standard variance has been issued, no variance from City Standards is
authorized by virtue of approval of this tentative parcel map.
All required fees and deposits shall be paid prior to parcel map recordation.
Prior to approval of the parcel map the developer shall pay and/or enter into an
agreement with the City to pay any drainage area fees established as a result of the
forthcoming Master Drainage Plan Update.
The subdivider shall be responsible to pay the recording fees for all agreements,
easements and documents required for this project.
The parcel map shall comply with the Land Use Planning Office memorandum for
Minor Subdivision No. 856, dated July 23, 1991 (Attached Hereto).

The developer shall submit proof of a California State Coastal Commission permit
prior to parcel map approval.
The owner of the subject property shall execute a Hold Harmless Agreement
regarding the panhandle lot prior to approval of the parcel map.
The developer shall comply with all the rules, regulations and design requirements
of the respective sewer and water agencies regarding services to the project.
The developer shall be responsible for coordination with S.D.G.&E., Pacific
Telephone, and Cable TV authorities. d ..
The owner of the subject property shall execute a Hold Harmless Agreement
regarding drainage across the adjacent property prior to approval of the final map
for this project.
One foot shall be dedicated by the developer along the subdivision frontage based
on a centerline to right-of-way width of 51 feet in conformance with City of
Carlsbad Standards. The offer shall be made by a Certificate on the Parcel Map.
All land so offered shall be granted to the City free and clear of all liens and
encumbrances and without cost to the City. Streets that are already public are not
required to be rededicated.
Prior to approval of the parcel map, the owner shall give written consent to the
annexation of the area shown within the boundaries of the site plan into the
existing City of Carlsbad Street Lighting and Landscaping District No. 1. The form
shall be provided by the City during the final map plancheck process.
Prior to approval of the parcel map the owner shall pay for public improvements
along the project frontage. These improvements shall include but not be limited to
curb, gutter, half median, sidewalk and paving. The amount shall be based on the
City Engineeis estimate.
In order to meet Section 21.04.210 of the Carlsbad Municipal Code, the driveway
and approach for Lot 2 shall be constructed prior to approval of the final parcel
map.
Separate water services and separate water meters shall be installed prior to
approval of the ha1 parcel map.

19. Separate sewer laterals connected separately to each dwelling shall be completed
prior to approval of the final parcel map.
