COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT
PETERSON BOAT PARKING, AV 95-03
The Engineering Department has completed its review of the subject project for application
completeness. The application and plans submitted for this project are complete and suitable
for continued review.
The engineering comments to this application are related to Section 21.44.060 of the Carlsbad
Municipal Code, which indicates that an administrative variance may be granted to allow the
parking of a boat in the front yard if the planning director determines that access to the rear or
side yard cannot be provided. In making this determination, several factors are considered.
With regard to whether there is adequate space to provide access to the rear or side yard of this
subject lot, the attached drawing indicates that it is physically possible to provide such access.
Please note that obtaining access in this manner would require the property owner to apply for
a City Right-of-Permit and instalt a driveway apron.
