By law a Variance may be approved only if certain facts are found to exist. Please read these
requirements Carefully and explain how the proposed project meets each of these facts. Use additional

1. Explain why there are exceptional or extraordinary circumstances or conditions applicable to the
property or to the intended use that do not apply generally to the other property or class of use in
the same vicinity and zone:
The irreqular shape of this comer lot severly restrict expansion of this
1340 sq. ft. single family residence.
2. Explain why such variance is necessary for the preservation and enjoyment of a substantial property
right possessed by other property in the same vicinity and zone but which is denied to the property
in question:
Owner s wish to expand their house, including a two car garage with indoor
storage. This is a normal property right which cannot be obtained without
an encroachment into the setbacks.
3. Explain why the granting of such variance will not be materially detrimental to the public welfare
or injurious to the property or improvements in such vicinity and zone in which the property is
located:
Variance will not restrict or inhibit neighbor's property.
4. Explain why the granting of such variance will not adversely affect the comprehensive plan:

Please describe fully the proposed project. Include any details necessary to adequately
explain the scope and/or operation of the proposed project. You may also include any
background information and supporting statements regarding the reasons for, or
appropriateness of, the application. Use an addendum sheet if necessary.
Description/Explanation:
The project consists of demolition of an existing 500 sq. ft., 1 car garage,
construction of an 883 sq. ft. two car garage/storage area and a 1,002 sq. ft.
second floor bedroom and game room addition.
The property lines of this lot angle toward the existing house on the north and
west side. This is the location of the existing garage. The restricted buildable
area on this side of the house make it impossible to expand for a two car garage
without a set-back encroachment. In order to maintain a minimum 5' set-back
at the northwest comer and still provide the minimum width for a two car garage,
it is necessary to inset the front of the garage from the existing front wall of
the .house-. This makes it necessary to push the rear of the garage 5' into the
rear (side?) set-back thereby reducing it to IO'.
Given the owneik need for a two car grage and adequate laundry/storage space,
there is no way to expand other than the requested encroachments. Your positive
consideratin of this matter will be greatly appreciated.
