The Planning Department has reviewed your Administrative Variance, application no. 97-04, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues exist and are listed on the attached page. These issues must be addressed before a decision can be made on this application. The Planning Department will begin processing your application as of the date of this communication. Delineate on the project site plan the location where the administrative variance is proposed to allow the encroachment into the required Armada Drive landscape setback area. 2. Dimension in several locations on the project site plan the distance from the proposed fence from the front property line (Armada Drive right-of-way). The required setback is 40 feet in areas for which the administrative variance is not requested. When the project site plan is scaled there are numerous areas where the fence would encroach into the required setback. 3. The plan appears to indicate that the proposed fence color is tan. To complement the project architecture it is suggested that you consider utilizing the champagne gold color applied to the building’s metal surface such as the metal seemed roof as well as the onsite signage fixtures. A color sample of the proposed fence color must be provided and the plans revised to clearly indicate the color proposed. 4. For your information it is suggested that you contact David Meyer at the Carlsbad Ranch Company concerning approval necessary under the CC&Rs applicable to the Carlsbad Ranch. Engineering: 1. The developer should adhere to the previous comments and agreed design of this fence. The main entrance (Sheet L1.l) gate and fence is supposed to be a “U” configuration past the guard station about 50 feet to the existing planted medians. This was agreed as a preliminary issue and subsequently changed in final design process. 2. The’ detail call outs on Sheet L1.l don’t match the “Enlargement Details” on Sheet L1.2 please correct. 3. The card readerskall box and know box override locations should be shown on each gate detail.
