SUBJECT: CDP 99-04/AV 99-01 - DAY RESIDENCE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Coastal Development Permit and Administrative Variance
Permit, applications no. CDP 99-04 & AV 99-01, as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.

ISSUES OF CONCERN
Planning:
1. The following intrusions may project into the required front yard setback, but in no
case shall such intrusions extend more than two feet: cornices, eaves, belt courses,
sills, buttresses or other similar architectural features. The elevation drawing (Page
A5) shows a +-4 foot intrusion into the required front yard setback. Pursuant to
subsection 21.46.120 of the zoning ordinance, accordingly, please revise the project
to limit structural intrusions into the front yard setback.
2. The building height as shown on the building elevations exceeds the 30 foot
maximum allowance. The building height is measured from the new "finish" grade.
Engineering:
1. Please show pavement widening, curb & gutter and sidewalk as shown on
attached red-lined check print.
2. A.C. transition must be shown on future plans.
3. Non-standard flat work is not allowed in the City right-of-way. Please move non-
standard flat work behind City right-of-way line as shown on attached red-lined
check print.
4. Please indicate how sewer will gravity flow for first level facilities. It is
recommended the applicant meet with the Carlsbad Municipal Water District to
determine how the sewer facilities should be designed.
