I am taking over an existing coffee/espresso kiosk located at 1903 Wright Place in
Carlsbad, CA 92008. There are already 220V and 110V electrical outlets in place. The
kiosk is located on concrete in the courtyard between two of the buildings within the
Cornerstone Corporate Centre. The business license (1218787) for the previous owner
(Jae Kim) of this kiosk was approved by the City of Carlsbad. The location of this kiosk
does not impede any vehicular or pedestrian traffic, nor result in any loss of parking
spaces.
There are two photographs provided. One depicts the exterior of the kiosk in its closed
mode. The other photograph depicts the three sections of the kiosk that will be inside the
tent. An additional drawing is provided which depicts the location of the kiosk "Premises
Area" in relation to the two buildings.
The exterior tent and awning is green in color and the interior kiosk is beige. There are no
exterior signs.
We will be preparing coffee and espresso based specialty beverages for our customers. A
separate letter is provided by the property manager regarding our lease agreement.

Re: Cornerstone Corporate Centre- Coffee Cart Kiosk
We have just entered into a lease agreement with John Engstrom of Espresso
Express, LLC granting him permission to operate a full service coffee/espresso
kiosk at 1903 Wright Place Carlsbad, CA 92008. He is taking over an existing
kiosk that was previously operated by Jae Kim, whose business license for that
same location was approved by the City of Carlsbad. This kiosk is located on
concrete between two offices buildings. There was no requirement to move any
shrubs or trees or loss of any parking spaces.

SUBJECT: CAR 06-01 - ESPRESSO EXPRESS
Your application for a coffee cart located at 1903 Wright Place, has been approved
subject to the following conditions:
1. The cart or kiosk is an accessory use to an existing principal use on the property.
2. Carts and Kiosks are to be used for the incidental sale of packaged food and
beverages only. No on-site preparation of food is allowed. The sale of alcoholic
beverages is prohibited.
3. The location of the cart or kiosk shall be located as per Exhibit "A", dated April
10,2006.
4. The cart or kiosk shall not function as a drive-thru business and shall not be
located in areas that:
a. reduce the number of required parking spaces;
b. interfere with vehicle or pedestrian circulation;
c. present a traffic hazard;
d. result in the removal of mature landscaping; or
e. are located closer than fifty (50) feet from any public right-of-way.
5. Signs shall be attached to the cart and shall not exceed a cumulative total of nine
(9) square feet in area (including canopy, awning and umbrella signs, etc., but
not including small menu signs). No one sign shall exceed a maximum of six (6)
square feet. The size of the signs shall be in scale with the size and mass of the
cart of kiosk. No off-site advertising or signs shall be permitted.
