ClydeVickham Associate Engineer Land Use Review Division c: Principal Engineer, Land Use Review Assistant City Engineer File CUP 96-05 / HDP 96-07 MEMORANDUM March 21, 1996 TO: ASSOCIATE PLANNER - JEFF GIBSON FROM: Associate Engineer - Land Use Review CUP 96-05; MARJA ACRES PCS SITE (@ COUNTRY STORE) COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT Engineering Department staff have completed a review of the above referenced project for application completeness and have determined that the application and plans submitted for the project are complete and suitable for continued review. Engineering issues which must be resolved/addressed prior to staff making a determination on this proposed project are as follows: Grading and Drainage 1. Identify grading quantities (i.e., cut/fill, import/export) associated with the cabinet construction and placement of the conduit. Land Title/Mapping 1. Indicate any and all easements and encumbrances for this property on the site plan, in accordance with the Preliminary Title Report (PR) (ie, PR Items , No.'s: 3, 4, 5, 6, 7, 9 & 11.) Indicate the future disposition of all easements and encumbrances. If an easement or encumbrance is not applicable then state this on the site plan. 3. Add CUP 96-05 to the Site Plan. Construction 1. Sheet A-1 indicates: "Electric & Telephone from this pole to zBTS." City policy is to underground all new utility lines. Can this facility be installed underground or is this a "lead-in" line that must be above ground? Supply documentation on this issue from the applicable utilities.
