SUBJECT: Runoff and erosion evaluation for the proposed patio and improvements
5029 Tierra Del Oro, Carlsbad.
Dear Mr. Bagnall,
At your request I have reviewed the plans dated May 19, 1997 by B+W
Architects for a patio enlargement and other improvements to the above referenced
single family dwelling. The proiect as proposed will not increase runoff from the
subject site and will not increase erosion of the bluff. There is no increase in the size of
the runoff collection area, so there is no increase in the net runoff. The new patio is
graded so that surface water is directed away from the bluff edge and collected in the
new drainage system. The project will actually decrease the amount of runoff water
which currently flows over the bluff slope. The reduction and/or elimination of water
running uncontrolled down slope will reduce the erosion of the bluff and will improve the
stability of the bluff.
Your property is somewhat unique in that a City of Carlsbad storm drain runs
down your southern property line and discharges onto the beach. The proposed
drainage plans calls for connection of the new drain system directly into the City storm
drain. Because of the fortunate location of the City storm drain it is not necessary to
retain surface runoff on the property or pump the water back up to Tierra Del Oro. If
