SUBJECT: CDP 97-23 - MANN RESIDENCE ADDITION
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Coastal Development Permit, as to its completeness for
processing.
The application is incomplete, as submitted. Attached are two lists. The first list is
information which must be submitted to complete your application. This list of items must
be submitted directly to your staff planner by appointment. All list items must be
submitted simultaneously and a copy of this list must be included with your submittals. No
processing of your application can occur until the application is determined to be complete.
The second list is issues of concern to staff. When all required materials are submitted the
City has 30 days to make a determination of completeness. If the application is
determined to be complete, processing for a decision on the application will be initiated. In
addition, please note that you have six months from the date the application was initially
filed, June 9, 1997, to either resubmit the application or submit the required information.
Failure to resubmit the application or to submit the materials necessary to determine your
application complete shall be deemed to constitute withdrawal of the application. If an
application is withdrawn or deemed withdrawn, a new application must be submitted.

Location, size and use of all easements.
Dimension and location of required guest rking. Proj ct is in Beach Area Overlay
so Section 21.82 of Carlsbad Municipal Code is applicable. Building setbacks from
open parking areas shall not be less than five feet.
Variance application as Section 2 1.82.050 limits any "...reconstructed, altered or
enlarged residential structure.. ." to two stories.
Variance application or lot consolidation as the R-3 zone requires a minimum 5'
sideyard setback (between lots 28 and 29).
Show all structures and decks (including their elevation above mean high tide mark)
on adjacent north and south properties to perform "stringline" test subject to
Subsection 21.204.050(B) of the Carlsbad Municipal Code.
Drainage study subject to Subsection 21.203.040(B)(3) of the Carlsbad Municipal
Code.
Geologic report addressing landslides, slope stability, and seismic hazards per
Subsection 21.203.040(B)(4),(C), and (D).
Geotechnical report subject to Section 21.204.1 10 of the Carlsbad Municipal Code.
Variance application as per Carlsbad Municipal Code Section 21.44.1 30(2)(B) all
double car garages shall have minimum dimensions of twenty feet by twenty feet as
measured from the interior wall edges of the garage.
Engineering:
1. To date the Planning Department has not received comment from the Engineering
Department.
