RE: CDP 97 - 23, MANN CONSOLIDATION & RESIDENCE
We have completed our review of the Coastal Development Permit identified
above. The application is incomplete for the items identified in your letter dated
July 9, 1997. We have some issues of concern that should be addressed. To
further this project we have listed our comments below.
The consolidation of lots will require submittal and processing of an
adjustment plat.
It appears that additional street dedication along ocean street will be
required.
Street improvements to Ocean Street will be required.
Drainage issues associated with this project should be considered. A review
of existing facilities and proposed improvements should be submitted.
Public Beach access should be shown. Perhaps an existing path and
stairway is close by and not an issue.
Existing utilities should be shown. Sewer, water and storm drain
improvements should be included on the site plan.
Is there a method of vehicle turn-around for access and visibility from the
proposed motor court? Please show proposed parking and available turn -
around area. If vehicles are expected to back out onto Ocean Street, show
vehicle visibility.
