PROJECT NAME: Lots 5 & 6 in Block "I" of Palisades, Map No. 1747
APPLICANT NAME: KEYSTONE COMMUNITIES LLC
Please describe fully the proposed project by application type. Include any details
necessary to adequately explain the scope and/or operation of the proposed project.

Description/Explanation:
The City of Carlsbad will require certain street improvements on
Chinquapin Avenue including the dedication of additional Street
Right-of-Way for future development of these lots. Dedication of
this additional Right-of-Way across portions of these lots results
in a substantial reduction in the depth and area of lots 5 S 6. The
Cwner/Applicant is consolidating the remaining portions of lots 5 S 6
into one lot approximately 6,200 sq. ft. in area for future development
of one single fami ly home on this consolidated lot.

This supplemental application is to be filed for any development requiring a Coastal
Development Permit issued by the City of Carlsbad.

Development costing $60,000 or more does not qualify as a Minor Coastal
Development Permit. The Planning Director shall make the final determination
regarding a project's cost of development.
The primary basis for determining cost of development will be the application of
dollar costs per square foot for different types of residential construction. These
costs are set by the International Conference of Building Officials (ICBO) and
are applied throughout San Diego County.
