Dear Mr Lynch:
The purpose of this letter is to bring to your attention two items of concern
regarding any proposed development at this location. If a little thought is given
to these questions now, then potential problems may be averted in the future.
These items are as follows:
1. Pedestrian Access
There is an existing foot trail extending from the west end of Chinquapin which
connects to the sidewalk on the east side of Carlbad Boulevard at a point near
the lagoon bridge. This trail has been in use on a daily basis for at least ten
years (to my personal knowledge) and probably for many times that long.
If this trail is lost due to home construction, the simplest way to address the
problem is to replace it with some form of pedestrian access located in the public
right of way for Chinquapin Avenue.
2. View Corridor
The mandated view corridor should be preserved at its full width with no above-
ground obstructions, and with no reductions in the required building setbacks on
either side.
In my opinion, based on my knowledge of the neighborhood, possible problems
involving the City or the Builder can be avoided if attention is paid to these
issues.
