SUBJECT: CDP 98-40 - SEVERINO RESIDENCE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Coastal Development Permit, application no. 98-40, as to
its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.

ISSUES OF CONCERN
Planning:
1. The title report shows that the Kellett’s are the owners of the property. Please have
them sign on the application form and disclosure statement or provide information
that you are the legal owner of the property.
Engineering:
1. Show on the site plan and grading plan how vehicular access from Parcel
3 to Park Drive will be eliminated in the event that the driveway connects
with the future installation of James Drive.
2. Remove note and illustration of “future gutter if surface drainage from
Parcel 2 is directed to driveway” unless you intend to add such gutter and
redirect drainage as a part of developing Parcel 3.
