SUBJECT: CDP 98-67 / HDP 98-14 / SDU 98-41- GILSON RESIDENCE
Dear Mr. and Mrs. Gilson:
The plans that were submitted for review on December 23, 1998 still have a few items missing from the
cover (Plot Plan) sheet. Please include the following information on the plans.
Zoning R-1-15,000
General Plan RLM
Percent Building Coverage 20%
Percent landscaping 63%
Please submit to me one copy ofjust the cover sheet once these items have been included.
I have also reviewed the files and cannot find any labels for the Second Dwelling Unit permit noticing. I
also cannot find any record of fees being paid for the postage for the notice. Before the Second Dwelling
Unit can be approved, I must receive the notice package and fees for the mailing of the notice. Let me
know what your intentions are for the Second Dwelling Unit. My intent is to have the Second Dwelling
Unit approved prior to the Coastal Development Permit (CDP) and Hillside Development Permit (HDP)
going to the Planning Commission for public hearing. In the near future I will be asking for the mailing
labels for the CDP and HDP.
Also please find enclosed a copy of the previous engineering departments comments that have not been
addressed. All of the items above need to be addressed prior to the project being scheduled for public
hearing.

GILSON RESIDENCE
Engineering Department staff has completed a review of the above-referenced
project for application completeness. The application and plans submitted for
this proposed project are considered complete. Additionally, staff has conducted
a review of the project for engineering issues of concern. Engineering issues
which need to be resolved or adequately addressed prior to staff making a
determination on the proposed project are as follows:
1. The plans should clearly indicate how drainage will be handled. It is
recommended that a berm be placed along the Holly Brae Lane frontage. The
berm will improve drainage dispersment along the frontage of the property to the
southeast comer of the pad.
2. Please show street improvements, existing and proposed.
3. Please provide pad elevations and finished floor elevations for the proposed
units.
4. Please show all utilities as reflected on tentative parcel map MS 96-03.
