SUBJECT: CDP 98-67/HDP 98-14/SDU 98-41 - GILSON RESIDENCE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Coastal Development Permit, application no. 98-67,
as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged
by the date of this communication. The City may, in the course of processing the
application, request that you clarify, amplify, correct, or otherwise, supplement the
basic information required for the application. In addition, you should also be aware
that various design issues may exist. Please find attached a list of items that need
to be reflected on the plans. Once these items have been corrected, resubmit 2
complete sets of plans. These issues must be addressed before this application
can be scheduled for a hearing. The Planning Department will begin processing
your application as of the date of this communication.

ISSUES OF CONCERN
Planning:
Please provide summary table on site (plot) plan of information requested from
application item V.A.l .h.
Provide building height on building elevations.
The garage must to have a minimum interior dimension of 20 feet.
LANDSCAPE
Provide quantity of each species and their size for each in a legend.
An estimate of the yearly amount of irrigation (supplemental) water required to
maintain each zone.
Percent of site used for landscaping.
Provide a Water conservation plan.
1. The plans should clearly indicate how drainage will be handled. It is
recommended that a berm be placed along the Holly Brae Lane frontage. The
berm will improve drainage dispersment along the frontage of the property to
the southeast corner of the pad.
2. Please show street improvements, existing and proposed.
3. Please provide pad elevations and finished floor elevations for the proposed
units.
4. Please show all utilities as reflected on tentative parcel map MS 96-03.
