CDP 99-04 / AV 99-01- DAY RESIDENCE
Your Letter of February 10, 1999
I am addressing the stated "Issues of Concern" contained in the above
referenced letter:
Planning:
1. The subject roof eave / cornice are revised to accommodate the maximum
2'-0" projection as referenced.
2. The building height conforms to the definition stated in ordinance
(21.82.050). The drawings show max. 30'-0" height from "exterior" new
finish grade to the adjacent portion of building structure, (i.e. rear patio areas
and each side-yard.) In respect to measuring height from the lower floor, by
definition 21.04.045,this is a basement. As such, height is measured from
"existing grade" and thus is less than 30'-0". Drawings clarified for your
review.
Engineering:
1. Pavement widening, curb & gutter and sidewalk shown as requested.
2. A.C. transition will be incorporated into the "future" plans
3. Non-standard paving adjusted as requested.
4. The lower level (basement) sanitary waste will be collected a septic sump and
with a sewer ejector system, will be pumped to the sewer line located in
Ocean Street. Notations of such added to drawing.
