Description/Explanation. The McMillians are proposing a one (1) lot Tentative Parcel Map for condominium purposes to create an a-irspace condominium for their existing duplex located on Carlsbad Boulevard. All of the improvements and landscaping are in place serving the existing duplex. The subject property is 6000 square feet in size, and the duplex square footages are 2,549 square feet and 1,447 square feet. The McMillians live on-site in the 2,549 square foot unit. They have tenants in the 1,447 square foot unit that intend to purchase the unit. The subject property is in the R-2 zone and has a general plan designation of RLM; The existing duplex was built in 19 in conformance with its underlying zone designation. We~are applying for a planned development for condominium purposes. The existing duplex meets all setback requirements, density regulations, parking and openspace requirements.
