PROJECT NAME: Villas de Luz
APPLICANT'S NAME: Eggebrecht Family Partnership
Please describe fully the proposed project by application type. Include any details
necessary to adequately explain the scope and/or operation of the proposed project.
You may also include any background information and supporting statements regarding
the reasons for, or appropriateness of, the application. Use an addendum sheet if

Description/Explanation:
The proposed project is to develop four quality residential units on two combined existing
vacant parcels between Carlsbad Boulevard and Garfield Street on the north side of
Maple Avenue.
The applicable City and Local Coastal Plan land use regulations for the property's
General Plan and Zoning allows for the proposed development.
The project meets or exceeds all of the planning and engineering requirements set forth
by the regulating agencies.
The proposed project consists of four town homes ranging in size from 3,179 square feet
to 4,558 square feet. Each unit has two stories with a mezzanine and deck level, all
within the 30-foot height limitations of the Ordinance's Guidelines. All the units share a
common subterranean garage.
Strong exterior architectural features, such as decorative cornices, battered entry
columns, masonry veneer and heavy wood doors are significant throughout the project
Villas de Luz will provide an elegant addition to the community.
